The cost of marble countertops was the #1 thing I binged social media trying to figure out before our renovation.

Could I actually fit them into our budget? And what do they REALLY cost once you factor in the slabs, fabrication, installation and sealing?

So here’s the transparent breakdown of what we spent on the marble in our kitchen.

Hi, I’m Kailee Tedesco, a Realtor here in Orange County, California. My family and I recently bought our home in Huntington Beach and did a major renovation.

And even after renovating three homes, I was still shocked by how much certain things cost. Prices have gone up SO much over the last few years, and it can be really hard to find actual numbers when you’re trying to build a realistic renovation budget.

That’s exactly why I’m starting this series.

When I’m walking through homes with clients, I constantly get questions like, “How much would it cost to replace this?” or “What would it cost to redo the kitchen?”

So I’m breaking down what we actually spent, starting with one of my favorite parts of our entire renovation: the marble.

These countertops were definitely an investment, but they’re also one of the things I would have spent even more on if I needed to. I’m obsessed with the statement they make, they’ve worn beautifully, and they completely brought our kitchen together.

It truly is my dream kitchen.

Hopefully sharing the real numbers helps if you’re renovating, buying a fixer, or just trying to figure out what things actually cost these days.

California isn’t cheap. But cheap was never the goal.

At some point, where you live stops being about buying the biggest house your budget can afford.

It becomes about the life you get to live outside of it.

Yes, it’s expensive.
Yes, the taxes are high.
Yes, we pay an absurd amount of money to live here.

But when your afternoons look like this…

Endless beach days. Dinners outside on the patio. Enjoying the weather pretty much year-round.

Suddenly, you remember what you’re actually paying for.

The biggest opportunity for Orange County homebuyers isn’t lower rates.

It’s LEVERAGE.

Yes, mortgage rates just took a slight dip as weaker economic and employment data pushed bond yields lower.

But what I’m paying even closer attention to?

Homes are sitting longer.

Not every home. Not every neighborhood. And the good ones are still selling.

But we are seeing properties hit 30, 45, even 60+ days on market. Price reductions are happening. Sellers are becoming more motivated.

And THAT is where the opportunity is for buyers right now.

Instead of fighting over the brand new listing that just hit the market, I’m looking at the homes everyone else has overlooked.

Higher days on market.
Price reductions.
Homes that fell out of escrow.
Properties that need some cosmetic updating.
Sellers who are ready to make a deal.

Because depending on the property, we may be able to negotiate on price, closing costs, repairs, seller credits or even money toward buying down your interest rate.

The irony is that everyone is waiting for rates to come down significantly before they buy.

But if rates continue to fall, more buyers come off the sidelines and suddenly you may be competing with them again.

A lower rate is great.

A slightly lower rate AND negotiating power?

That’s the opportunity I’m paying attention to right now.

This North Orange County beach town is insanely underrated.

Welcome to SEAL BEACH

And somehow, it still feels like an actual small beach town.

You have:

• A legitimately charming, walkable Main Street filled with local restaurants, coffee shops, boutiques and small businesses

• The beach and Seal Beach Pier literally at the end of Main Street

• Neighborhoods where kids ride their bikes around, people know their neighbors and you can walk downtown for dinner

• Access to Los Alamitos Unified, one of the top rated school districts in the county

• Easy access to Long Beach, Huntington Beach and the rest of Orange County

But what makes Seal Beach so special isn’t really any one of those things.

It’s that it still has SO much character.

It hasn’t been completely taken over by massive developments, luxury everything and the same restaurants and stores you can find in every other city.

Main Street still feels like Main Street.

The neighborhoods still feel like neighborhoods.

And the beach still feels like a place locals actually live around, not just a destination.

In an area where so much has changed, Seal Beach has somehow managed to hold onto that old school Southern California beach town feel.

And THAT is exactly why I think it’s one of the most underrated places to live in Orange County.

If you want the beach lifestyle but still want that small town, everyone-knows-everyone kind of feel, Seal Beach is pretty hard to beat.

You have:

• A legitimately charming, walkable Main Street with local restaurants, coffee shops, boutiques and small businesses

• The beach and Seal Beach Pier literally at the end of Main Street

• Neighborhoods where you can walk or bike to the beach, dinner, coffee, basically everything

• That old school California beach town feel that is getting harder and harder to find

• Access to Los Alamitos Unified School District, one of the biggest reasons families are drawn to this area

• Easy access to Long Beach, Huntington Beach and the rest of Orange County

And honestly, the community is probably my favorite part.

It somehow feels like everyone knows everyone. Kids riding bikes around the neighborhood, walking downtown for dinner, heading to the beach after school.

It’s just a completely different vibe than a lot of Orange County beach cities.

Everyone talks about Newport and Huntington Beach, but Seal Beach quietly has SO much of what people are looking for.

Small town feel.
Great schools.
The cutest downtown.
And the beach basically in your backyard.

Seal Beach deserves way more attention than it gets.
