They thought buying their first home meant giving up their beach lifestyle.

They were renting an apartment literally on the water in Laguna Beach, and when they first reached out, they told me they just weren’t ready to give that up.

But the second townhouse we looked at that they fell in LOVE with.

I was absolutely terrified when I bought my first home.

Every excuse in the book was running through my head.

I told myself I couldn’t really afford it, that I should wait a little longer, that maybe the timing just wasn’t right.

The fear of the unknown felt crippling, but I did it anyway.

Looking back, that one scary decision is the reason I have everything I have today.

I bought the gross starter house that smelled like cat p*e.
We fixed it up a little, it grew in equity, and we sold it.

Then we leveraged that money into a bigger, better house in our dream neighborhood.

Truly so amazing.

And now I help people in Orange County do the exact same thing.

This is why we gave up our 2% interest rate

We bought the Long Beach l house with the intention of keeping it forever. It would have been the perfect rental.

On paper it made so much sense to hold onto it and let it cash flow.

So why sell it?

We had the opportunity to buy a house in our dream neighborhood. And while we could have made it work if it was turnkey,
it needed a ALOT of work.

At the end of the day, we needed to tap into the equity from our Long Beach house to make it happen.

We also knew we didn’t want to move in and renovate later. Living through construction with three small kids just wasn’t the life we wanted.

So we made the call.
We sold the house and used that equity to fully renovate and create our dream home.

I’m not going to lie, I had a lot of anxiety around it. But earlier this year, when my husband was diagnosed with cancer, everything shifted.

Tomorrow isn’t promised.

And in that moment, I knew we made the right decision.

We poured everything into making this house exactly what we wanted so we could enjoy it now, not “someday”

The end result speaks for itself 😍

I got to work with my good friends at who truly brought my vision to life.

It honestly feels like a pinch me moment.

And we would not be here without that first house.
That house gave us so much in so many ways.

I’m so grateful for this next chapter and all the memories we get to create here 🤍

The best lesson my parents ever taught me is this…

If you choose to be a victim, you will never win.

And while it might feel good to complain in the moment, it will never actually serve you.

At some point, you have to choose to find a solution and just figure it out.

I’ve learned that there are always going to be things in life that feel heavy or discouraging, or moments that can easily pull you into a negative mindset.

this year has tested me to my limits.

But I choose to always focus on the positive.
I choose to grow.
I choose to live in abundance.

I’ve worked so incredibly hard for this beautiful life and the amazing career that I’ve built.

So yeah, I guess I am pretty lucky 😉

It’s not lost on me how incredibly fortunate we are to have these moments.

They aren’t just going to sell for less money they also lost a full year of time and a full year of holding costs

But the biggest loss here is LEAVERAGE
At this point they have none

They don’t have a hand to play which means they’re negotiating on the buyer’s terms

There are plenty of agents who will take any number you throw out and list it hoping it works

But that’s not doing you any favors
it’s doing you a disservice

Here’s the breakdown of how to style shelves…

Sidenote, I’m literally terrible at this lol

1. Balancing colors

Using contrasting and complementary tones and sprinkling them throughout so it feels cohesive but still creates dimension

2. Layering picture frames and sizes

3. Mixing materials and textures throughout

From brass and metals to more sculptural pieces, the more dimension you can create the better

4. When placing items next to each other, if it’s a pair keep it to two, and if it’s a grouping stick to thrree

But this is what it actually looks like in Orange County

When I first started working with these buyers, they were set on buying their forever home… but quickly realized that came with a much higher price tag than they were comfortable with

Wanting to stay under $2M, they had to shift their focus to a starter home

Something that works for their family now… and something they can leverage down the road

But what does “good bones” even mean?

This is what I always tell my clients when working with them to buy a home…

A house with “good bones” means a house that has been well taken care of.

Have you ever heard the term deferred maintenance? 👇🏼

These are items in the home that just haven’t been taken care of… electrical, plumbing, wood rot from termites, etc.

The more deferred maintenance a house has, the more expensive it’s going to be to get it up to par and in a safe, solid condition.

👉🏼MY BIGGEST PEICE OF ADVICE

don’t look for the house that’s perfectly updated to your exact taste
because you’re going to pay a premium for that.

Find the house that grandma owned.
Maybe it’s not your exact style, but it’s been well taken care of.

Then you can go in and do the cosmetic upgrades, knowing the foundation isn’t going to collapse on itself 😂

You want a home that’s been cared for, so you can make it your own without taking on a bunch of hidden issues.
