98 homes sold in 90 days. $51.9M in volume. Sellers getting 102% of asking price.

The market is active.
But here's what that number doesn't tell you on its own:

60 of those 98 sales happened between $400K and $699K.

That's where the competition is loudest and buyers are moving fast.
At $800K and above, the dynamic shifts. The buyers are still there. They're qualified, they're serious, and they're paying close to asking. But there are fewer of them and they will not overpay for a home that isn't positioned correctly.

That's the part most agents gloss over when they show you market stats. They want you excited. I want you prepared.

If your home is worth $800K or more and you're thinking about what it would take to sell in this market, the strategy conversation needs to happen before anything else. Not after you've already signed a listing agreement.
