🏡 Higher mortgage rates may be getting the headlines — but buyers should look at the entire transaction.
When home sales slow and sellers have fewer competing offers, buyers may sometimes have more room to negotiate.
Depending on the property and the seller, that could mean opportunities to discuss:
• Seller concessions toward allowable closing costs
• Temporary or permanent rate buydowns, when appropriate
• Price and other contract terms
• Financing structures that may improve the overall payment or cash needed at closing
That doesn’t mean every seller will negotiate, and it doesn’t mean buying is always the right move.
It simply means the mortgage rate is one part of the decision — not the whole decision.

🏡 Rates are higher. Does that mean buyers should automatically put their plans on hold?

Not necessarily.

Mortgage rates are an important part of the equation, but they’re not the only number that matters when deciding whether to buy a home.

Before deciding to wait, it can be worth looking at the complete picture:

✔️ Which loan program fits best — Conventional, FHA, VA, USDA or another option?
✔️ Are seller or builder concessions available?
✔️ Could a temporary or permanent rate buydown make sense?
✔️ What do the actual monthly payment and cash-to-close numbers look like?
✔️ Most importantly — does the purchase comfortably fit your budget and long-term plans?

Sometimes, after running the numbers, waiting really is the right decision. Other times, buyers discover options they didn't realize were available.

What yesterday’s Fed hike really means for mortgage borrowers-

Yesterday, the Federal Reserve raised its benchmark federal funds rate by 0.25%, bringing the target range to 3.75%–4.00%.
Here’s the important part for homebuyers and homeowners: the Fed does NOT directly set mortgage rates.
Mortgage rates are driven heavily by the bond market and by expectations for inflation and the economy. That means a Fed move does not automatically translate into an identical move in a 30-year mortgage rate.
What we are seeing right now is a market where strategy matters. Recent mortgage pricing has moved higher, and application activity has softened. For someone considering a purchase, refinance, HELOC, cash-out transaction or other financing, the better question isn’t simply, “What did the Fed do?”
It’s: “What do the numbers look like for MY situation?”
A good mortgage plan can include comparing loan programs, evaluating payment and cash-flow goals, looking at available home equity, and deciding whether acting now or waiting makes more sense.

Big mortgage-market day today — but don't let the headlines make the decision for you.

The Federal Reserve concludes its September meeting this afternoon.
Markets are expecting a possible rate increase, while longer-term Treasury yields have already been putting upward pressure on mortgage rates. Freddie Mac's latest weekly survey showed the average 30-year fixed mortgage at 6.76% as of September 10, up from 6.71% the prior week.

Here's the important part for homebuyers and homeowners: the Fed does NOT directly set mortgage rates. Mortgage pricing responds to the broader bond market, inflation expectations, economic data and what investors believe may happen next — which means rates can move before, during and after a Fed announcement.

Rather than trying to perfectly time the market, I prefer to look at the entire financial picture:
• What payment works comfortably?
• Is buying now better than continuing to rent or waiting?
• Could a refinance make sense later if rates improve?
• Could existing equity help accomplish another financial goal?

A good mortgage strategy should work for you today and still leave options for tomorrow.

Some of the most important changes in mortgage lending don’t arrive with much fanfare—but they can still affect a transaction.

Fannie Mae and Freddie Mac are transitioning to UAD 3.6, a major redesign of the residential appraisal report. Beginning November 2, 2026, it will be required for appraisal reports submitted on loans sold to either agency.

What does this mean for Realtors, buyers and sellers?

✅ Property information will be documented more consistently.
✅ Square-footage discrepancies and converted or non-permitted living areas may receive greater scrutiny.
✅ Accurate MLS information and documentation of improvements will become even more important.
✅ Appraisal timelines should leave enough time to address questions or a low valuation.

Borrowers also have a formal Reconsideration of Value process if an appraisal appears inaccurate or unsupported. That process must be handled through the lender—not by contacting the appraiser directly.

My advice to Realtor partners: review property details carefully, document significant improvements and involve your lender early when a property has unusual features.

My job isn’t simply to quote a rate. It’s to anticipate potential problems, communicate clearly and help keep your transaction moving toward closing.
