Should I renovate before I sell my home?"

The answer is: it depends.

Not every renovation will give you a return on your investment. In fact, some sellers spend thousands of dollars on updates that don't add much value to the resale pricem

Many times, simple improvements like fresh paint, updated lighting and some landscaping can pay back tenfold.

I get it price are up, interest rates are up, everything's expensive! So waiting for things to drop sounds like a safe bet. However in a market as unique as Cape Cod trying to time the market is a really hard game.
A lower interest rate doesn't matter if you pay tens of thousands over ask just to get your offer accepted.

At then end of the day homeownership is extremely personal. Having a strategy and supportive partners in l your corner help make it happen. If your curious about your opinions comment support.

Yes, no magic wands here. Just a little smarts and strategy.

How you ask-
Utilizing a VA loan which allows for 0%down
Preplanning for closing costs by asking for seller concessions. (10k savings for the buyer)

If a financial conservative like Dave Ramsey says 5-10% for first-time time home buyers is fine, you know the old rules dont apply anymore.

Depending on your situation you maybe able to put down even less.

Take the military couple I helped- by utilizing a VA loan (yes I work with VA) and negotiating seller concessions to cover closing costs we were able to get them home with only $500 out of pocket at the closing table.

You do need the right strategy and agent on your side.

Cape Cod Market January Numbers for the whole Cape.

While the snow and ice have taken over❄️, the real estate market is showing some interesting heat. We’re seeing a 5% jump in median sale prices month-over-month, and days on market are only up slightly.
