🎣 🇺🇸 HAPPY NATIONAL FISHING DAY FROM THE GRAND STRAND! 🇺🇸 🎣

Whether you're chasing speckled trout in the marsh, flounder along the ICW, redfish in the creeks, or just making memories with the kids on a local pier, today is a great reminder of why so many of us love calling the Carolina coast home.

Fishing isn't always about what ends up in the cooler. Sometimes it's about the sunrise, the stories, the peace and quiet, and the one that got away. 🌅🐟

⚠️ For our North Myrtle Beach anglers, Mother Nature isn't exactly cooperating today. We're seeing unsettled weather, gusty winds, rougher water conditions, and scattered showers moving through the area. If you're heading out by boat, keep a close eye on the radar and be prepared for changing conditions.

🌊 Today's Local Reminder:
• Check marine forecasts before launching
• Watch for lightning and pop-up storms
• Wear your life jacket
• File a float plan with family or friends
• When in doubt, wait it out

The fish will still be there tomorrow.

What's your favorite local fishing spot?
🐟 Cherry Grove Pier?
🐟 Little River Inlet?
🐟 The Intracoastal Waterway?
🐟 Offshore?
🐟 Your secret honey hole that you'll never tell us about? 😂

Drop your favorite catch photo below and let's celebrate National Fishing Day together!

Tight lines, safe boating, and thank you to all who make the Grand Strand such a special place to live, work, and play.

🌴✈️ Okay Grand Strand friends… let’s settle this once and for all.
If you’re coming to Myrtle or North Myrtle Beach — what’s the BEST way to travel here?

Because depending on who you ask…
• Flying into MYR is “super easy”
• Flying into MYR is “a circus”
• Driving is “peaceful”
• Driving is “12 hours of regret”
• Golf carts are “the only way to get around”
• Golf carts are “a trap for tourists”

😂 So let’s hear it…

What’s your go‑to way to get to (and get around) the Grand Strand?
🔥 A) Fly into MYR
🔥 B) Fly into Charleston or Wilmington and drive in
🔥 C) Road trip all the way
🔥 D) Rent a car
🔥 E) Skip the car — rent a golf cart
🔥 F) Uber everywhere
🔥 G) Bring your own golf cart because you’re THAT person

👇 Tell me your pick and WHY.
Bonus points for the funniest travel story — airport chaos, golf cart fails, parking nightmares, all of it.

Let’s see which option wins.

🌊⚓ COASTAL EXPERT EDITION — If You’re Visiting the Grand Strand, Here’s What a Local REALTOR® Wants You to Know

1. Not all beaches are the same.

Cherry Grove Point, 53rd Ave N, and Huntington Beach State Park are local favorites for a reason — quieter, prettier, and easier to enjoy.

2. Golf carts are amazing… in the right areas.

They’re perfect for Cherry Grove, Ocean Drive, and Surfside.
They’re not ideal for long distances or major roads.
(And yes — you must stay within 4 miles of your rental address.)

3. MYR is one of the easiest airports to navigate.

But rental cars sell out fast in summer.
Book early or plan for Uber/Lyft surges.

4. Parking rules change by season.

Locals always check the sign.
Visitors always get the ticket.

5. The best seafood isn’t on the main strip.

Head to:
• Little River Waterfront
• Murrells Inlet MarshWalk
• Calabash

You’ll thank me later.

6. Sunrise is the best time on the beach.

Cooler sand, calmer water, fewer people, and the prettiest light.
Locals know — this is the magic hour.

7. If you want quiet, choose North Myrtle.
If you want nightlife, choose Myrtle Beach.
If you want nature, choose Murrells Inlet.
If you want boating, choose Little River or Cherry Grove.

8. Rip currents are real — check the flag.

Locals watch the surf every morning.
Visitors jump in without looking.

9. Traffic has a rhythm.

Avoid Hwy 17 between 4–6 PM.
Avoid Ocean Blvd between 11 AM–6 PM.
Use Robert Edge Pkwy, 48th Ave N, and Kings Hwy for faster routes.

10. If you love the water, explore by boat.

The Intracoastal Waterway, marshes, and creeks show a side of the Grand Strand most visitors never see.
(And yes — some homes can be toured by boat.)

Love this History!

The Naming of Windy Hill ☀💨

Windy Hill has 22 recorded historic sites, including 21 residences and one commercial structure. The Windy Hill section of North Myrtle Beach is known to have one of the area’s earliest residents of record. William Gause received a land grant from the British crown in 1737.

Gause’s 250 acres included a swash near modern-day 48th Avenue South, which is now known as White Pointe Swash. This area was originally called Gause Swash.

William Gause built an inn that served travelers along Kings Highway, reportedly known for its good food and hospitality.

Local history claims that President George Washington stopped at this beach on a hill to rest during his travels here in 1791.

The name “Windy Hill” was created when a strong gust of wind led Washington to comment, “My! What a windy hill!”

🏡 HOA Living: Love It or Leave It? Let's Talk About It!

One of the first questions I hear from buyers relocating to the Grand Strand is:

"Do I have to live in an HOA?"

The answer is no... but before you immediately say "absolutely not," let's talk about what HOAs really are, what they cost, and what you actually get for those fees.

For some homeowners, an HOA is a dream. For others, it's a deal breaker. The key is understanding the difference.

What Is an HOA?

A Homeowners Association (HOA) is an organization that manages and maintains a neighborhood or community. Homeowners pay dues, and those funds are used to maintain common areas, amenities, and community standards.

The goal is simple:

✅ Protect property values
✅ Maintain neighborhood appearance
✅ Provide amenities and services
✅ Create a consistent community environment

🏠 Single-Family Home HOA Communities

These are the most common HOAs in the Myrtle Beach, North Myrtle Beach, Little River, Longs, and Conway areas.

Typical HOA Fee:
💰 $40 to $150/month

May Include:
✔ Community pool
✔ Clubhouse
✔ Playgrounds
✔ Landscaping of common areas
✔ Streetlights
✔ Community signs and entrances
✔ Walking trails

What You Still Maintain:
• Your lawn (usually)
• Your home's exterior
• Your roof
• Your insurance

Popular for buyers who want amenities without giving up ownership responsibilities.

🏘️ Townhome Communities

Townhome HOAs are typically more involved because buildings are attached.

Typical HOA Fee:
💰 $150 to $350+/month

May Include:
✔ Exterior maintenance
✔ Roof replacement reserves
✔ Landscaping
✔ Community insurance on shared structures
✔ Amenities

Often a great middle ground between a condo and single-family home.

🌴 Condo Communities

Condo HOAs are usually the highest because they cover much more.

Typical HOA Fee:
💰 $300 to $800+/month

Oceanfront condos can exceed:
💰 $1,000/month

May Include:
✔ Building insurance
✔ Exterior maintenance
✔ Elevators
✔ Pools and hot tubs
✔ Water & sewer
✔ Trash pickup
✔ Pest control
✔ Landscaping
✔ Amenities

With a condo, you're generally responsible for the interior of your unit while the HOA handles the building itself.

This is why many retirees and second-home owners love condo living.

🚪 Gated Communities

These communities often have additional fees because of security and gate maintenance.

Typical HOA Fee:
💰 $100 to $300+/month

May Include:
✔ Security gates
✔ Guard services
✔ Enhanced landscaping
✔ Community amenities

Examples often include golf communities and luxury neighborhoods.

🌟 Master-Planned Communities

These are the "resort lifestyle" communities.

Typical HOA Fee:
💰 $100 to $500+/month

May Include:
✔ Multiple pools
✔ Fitness centers
✔ Walking trails
✔ Pickleball courts
✔ Community events
✔ Parks
✔ Amenity centers

These communities are designed around lifestyle rather than just housing.

👍 Reasons People LOVE HOAs

❤️ Neighborhoods stay attractive

❤️ Amenities are maintained

❤️ Property values are often protected

❤️ Less responsibility for owners

❤️ Community activities and social events

❤️ Consistent neighborhood appearance

👎 Reasons People Leave HOA Communities

🚫 Rules on parking

🚫 Restrictions on boats, RVs, trailers

🚫 Approval requirements for exterior changes

🚫 Additional monthly expenses

🚫 Special assessments can occur

🚫 Some people simply prefer complete freedom

💡 The Real Question Isn't "Do You Want an HOA?"

The better question is:

"What lifestyle do you want?"

Do you want:
🏖️ A low-maintenance condo near the beach?

🏠 A traditional neighborhood with a pool?

⛳ A golf course community?

🚤 A home where you can park your boat in the driveway?

🌳 Several acres with no HOA at all?

There is no right answer. There is only the right answer for YOU.

As a local Realtor, one of my jobs is helping buyers understand exactly what they're getting for their HOA dollars before they purchase.

Tell me below:

❤️ LOVE IT if you enjoy HOA living

😡 LEAVE IT if you prefer no HOA

I'm curious where everyone stands!
