🏡 What’s Happening in the Baltimore County Market?
The spring market is still moving — but buyers and sellers are adjusting to a more balanced pace this year.
📍 Baltimore County Market Snapshot:
• Median home price: around $370K
• Homes are averaging about 27–36 days on market
• Inventory is slowly increasing
• Well-priced homes under $400K are still moving quickly
• Buyers are gaining a little more breathing room compared to the frenzy markets of the last few years
What we’re seeing locally:
✨ Move-in ready homes are still getting strong attention
✨ Presentation + pricing matter more than ever
✨ Buyers are being more selective
✨ Sellers who prep their homes well are still winning
Nationally, affordability and interest rates are keeping some buyers cautious, but serious buyers are absolutely still out there. The market hasn’t “stopped” — it’s just shifted.
If you’re curious what your home could realistically sell for in today’s market (or wondering if now is the right time to buy), let’s talk. 🏠

The Maryland Mortgage Program is giving first-time buyers in Baltimore County an extra advantage this Spring.

Even as rates stay on the higher side, local programs are stepping up to bridge the gap, offering down payment assistance, access to counseling, and tailored grants that take some of the sting out of today’s affordability challenges. For professionals who are ready to move from renting to ownership, these options can make a real difference when navigating the costs of getting started.

What stands out this season is how these initiatives are opening doors for educators and other first-time buyers, making the home search feel more achievable despite changing market conditions. Diverse housing choices around Baltimore mean there’s something for every budget and style.

If you’re thinking about making the leap from renting to owning, which part of the process feels the most overwhelming right now?

🏡 Weekly Market Update: Jan 26 – Feb 1, 2026
Here’s what stood out in real estate last week — and why it matters:
Mortgage rates stayed relatively steady and close to recent lows, which is continuing to give buyers a bit more breathing room than we’ve seen in the past couple of years. That stability matters more than people realize — it helps buyers plan, run numbers with confidence, and actually move forward instead of staying stuck in “wait and see.”
Because of that, buyer confidence is slowly building. I’m seeing more conversations, more questions, and more people casually exploring their options — not rushing, just getting informed.
At the same time, inventory is still tight in many markets, which means pricing hasn’t softened dramatically. Sellers who are realistic and prepared are still in a strong position, especially as we head toward the spring season.
✨ The overall vibe: calm momentum. Not a frenzy, not a freeze — just steady movement and more people deciding to engage instead of sitting on the sidelines.
If you’re thinking about buying or selling this year (even if it’s just a thought in the back of your mind), I’m always happy to talk through your timing, numbers, and options. No pressure — just clarity.

Thinking about buying a home? Winter in Maryland might just be the prime time for securing your dream place!

Most folks won't tell you this, but house hunting in the snowy months can give you a major edge. Why? Because when others are hibernating, you’ve got the pick of the litter!

Less Competition, More Bargaining! With fewer people shopping, you can often sn**ch up a great deal. It’s like having the whole store to yourself with a nice winter sale! Homes might sit a bit longer, and sellers are more open to budge on that price tag.

See the Home’s True Colors. Winter reveals a lot about a home's real condition. You get to see the heating system in action, check how well the place holds warmth, and even spot any sneaky leaks. It's like a home inspection bonus round!

Speedier Process. With fewer transactions happening, everyone’s got more time for you. Mortgage approvals, appraisals, and closings can often happen quicker. Less stress waiting around means you’re in your new cozy home sooner.

Motivated Sellers Waiting for You. Many sellers in winter are moving for reasons like job changes and need a quick sale. They’re ready to negotiate, which makes your life easier!

If you're ready to take advantage of this winter’s buyer-friendly market, let’s chat. Comment or send me a message to learn how we can find the perfect home for you in Baltimore, Harford, or Carroll County before the spring rush hits! ❄️🏡📞

If you’ve been renting and dreaming of owning your own place in Baltimore, Harford, or Carroll counties, now might be the perfect time to act. With rates coming down and homes staying on the market longer, there are unique opportunities to explore. Here’s why visiting homes now can benefit you:

1. More Time for Informed Decisions
With houses spending more days on the market, you have the advantage of time. This allows for careful consideration, ensuring the home checks all your boxes without the pressure of a quick decision.

Why It Matters: A slower market means less competition and greater chance to negotiate favorable terms.

2. Capitalize on Lower Rates
Dropping interest rates can increase your purchasing power, allowing you more flexibility with your budget. You might afford a larger home or reduce overall payments, making homeownership more accessible.

Pro Tip: Explore your mortgage options with a trusted lender who can explain fixed versus adjustable rates and show you how each impacts your payment.

3. Opportunity for Negotiations
Homes sitting longer on the market often mean sellers are more open to negotiations. This is your chance to secure better terms, like price reductions, closing cost assistance, or desired repairs.

Strategy: Consult with your real estate agent to identify motivated sellers who might be open to making deals that benefit you.

4. Better Choices and Options
As the market cools down a bit, more listings can fit your criteria. You’ll have a broader selection, ideal for finding a home that truly suits your lifestyle and needs, especially if you're a first-time buyer seeking a space to grow your future.

Why It Matters: More options mean a better chance of finding a place that meets not just your needs but your dreams and future plans.

Why Act Now?
The combination of lower rates and increased days on the market makes it an opportune time to explore and purchase. It’s a buyer’s market, offering more chances to make a home not just a place to live, but a cornerstone for building wealth and stability.

One of my absolute favorite days of the entire year is almost here 💖🎨
For the 3rd year in a row, I’m hosting my One Word • One Vision Galentine’s Party on February 7th, and it never disappoints. The idea is simple but powerful:
✨ You choose one word you want to focus on for the year ahead
✨ You get a canvas and turn that word into something beautiful
✨ We hang out, paint, eat, drink, laugh, and just be together
What makes this day so special isn’t the paint (though the art is always amazing) — it’s the sisterhood, community, joy, and FUN that fills the room. Women supporting women, cheering each other on, sharing space, and leaving inspired and re-energized. It’s honestly unbeatable.
If you’re craving a feel-good afternoon with great gal pals and meaningful connection, this is it 💕
