🏡 Just attended another closing and wanted to share a real homebuyer success story.

This buyer used the Maryland Mortgage Program, stayed on top of every document request, asked great questions, and closed on time.

The appraisal even came in about $35,000 over the purchase price, meaning she walked into her new home with equity on day one. 🎉

And to top it all off, she surprised me with a thank-you gift at closing. Moments like that remind me why I love what I do.

Stop assuming down payment assistance offers are weak 👀

Some of the strongest buyers I’ve worked with have used assistance programs.

Sometimes the issue isn’t the buyer.

Sometimes it’s:
❌ poor communication
❌ a weak lender
❌ an agent who doesn’t understand the structure
❌ or someone killing the deal before they even ask questions

A down payment assistance offer can absolutely compete when it’s structured and explained the right way.

Don’t kill the deal just because you don’t understand the strategy.

Some of y’all are already making mortgage-sized payments.

It’s just called rent.

sometimes more…

and you’re paying it on time every month.

The difference is, when you pay rent, you’re helping somebody else build equity.

When you own, now we’re talking about building something for YOU.

I’m not saying everybody needs to buy tomorrow.

But don’t assume homeownership isn’t possible just because nobody ever showed you the numbers.

If you’re already paying somebody else’s mortgage…

why not at least see what your own game plan could look like?
