Really happy for our buyers on this one.

We were able to secure this home with a competitive preemptive offer and get it locked in before the broader market had its shot.

One thing we’ve been talking about a lot lately is that the high-end East Bay market has been moving.

Good homes in neighborhoods like Crocker Highlands, Upper Rockridge, Piedmont, and parts of Berkeley continue to attract serious attention, and buyers are having to make decisions with more intention than they did even a year ago.

There’s no single formula for getting an offer accepted, but there is a process.

Understanding the property. Reading the situation. Knowing when to move early. Knowing when patience creates leverage. And yes, relationships and reputation still matter.

Martina pays attention to the ones that quietly change everything.

For this project, the goal stayed the same from day one: bring the outside in and let the setting become part of the experience of the home.

With crisp white cabinetry already carrying the space, adding another bright white to the walls would have created competition instead of balance. So Martina tested, swatched, adjusted, and even pulled in our staging team (thank you for the extra eyes ) to land on Sherwin Williams Natural Choice across both the walls and ceilings.

The result feels softer, warmer, and more connected to the greenery just beyond the windows.

And one detail people often overlook: grout.

Grout color can completely change the read of a backsplash. Instead of creating contrast, we selected a grout tone that sat closer to Natural Choice so the wall felt quieter, more cohesive, and let the materials do the work.

These are the decisions that don’t always jump out individually, but together completely shift how a home feels.
