Long Post:
I was listening to a couple talking a few days ago, and the man said why hire someone to sell our house and take money from us to do nothing. The lady said Well that's true all they do is put a sign in the yard and wait for calls to come in. Another woman spoke up and said she was looking to buy a house but didn't want to use an agent because she didn't want to pay someone to find a house that's for sale for her. i sat and thought about it for a few minutes. Why would you want to hire someone?
here are the reasons why:
Buying and selling a home is stressful.
Showings. listings. open house. Taxes. Closing cost. tons of paperwork. not to mention all the real estate laws! it is very time consuming and complicated. If not handled right, it could cost you a lot of money!
also:
They abide by a code of ethics! And those who Belong to N.A.R. (National Association of Realtors) Abide by The Realtor Code of Ethics as well!
They work with other Agents constantly providing a network of possible buyers/ sellers that most individuals do not have.
they Help you understand how to price your home, using a majority of tools they as any tradesman pay for, MLS membership, CMA, EIK, FSBO, assessments, appraisals, etc. you don't have to know what that means. that's what agents do! just like you wouldn't perform surgery on yourself or represent yourself in court! you hire a professional.
They also know it's not just advertising to sell a home! it's networking!
They are tough Negotiator's!
At the end of the day i believe that you need to look at what they do for you.
they spend hours a day scouring properties for buyers, hold open house events to attract buyers to come tour the property, they will help you to know if you are pricing to high or too low! they meet and show your home so you do not have to; who wants to work all day then come spend hours showing the house and telling people why it fits what they are looking for. or maybe the showing is scheduled for when you are at work. Do you really want to take time off work to show the house? while you're eating dinner and spending time with your family, they are taking calls about the property.
At the end of the day, it all makes sense as with any professional. they are the expert in their field. so now my question is why wouldn't you hire an agent?
