Not every investor is doing huge flashy projects. Some of the best ones are just consistent, steady, smart, and focused. Alisha is one of those people, and it’s been amazing watching her continue to grow.

Before you wire money on a deal… read this ⚠️

I almost wired $20,000 for an earnest money deposit this weekend—and it could have been a big mistake.

Something just didn’t feel right, so I started digging 🔍

The seller didn’t match public records.
I was told there was a power of attorney—but nothing was provided.
The “lender” and seller looked like the same person.
The title company couldn’t be verified (no real address).
And I was told State Farm was the underwriter… which made zero sense 🚩

When I pushed for proper documentation and asked for funds to be secured in escrow first, the borrower told me he was “getting ready to wire the money.”

But as I continued verifying the attorney and title company on my own… everything went silent.

That’s when I knew—it wasn’t real.

This is exactly why I always say: it’s not just about the deal, it’s about the borrower and the structure.

If you’re sending money without verifying:
– title
– attorney
– ownership
– and deal structure

you’re taking a huge risk ⚠️

I’d rather walk away from a deal than lose money on the wrong one.

Stay careful out there—there’s a lot of noise, but not everything is real.

I looked at a deal today that looked great on paper… but I passed.

Purchase: $328K
ARV: $475K
Light rehab
Strong projected profit

Sounds like a yes, right?

But here’s what stood out to me:

Days on market in the area was over 100 days.

That tells me the exit may take longer than projected, which increases risk—especially in a short-term deal.

As a direct lender, I don’t just look at the numbers.
I focus heavily on borrower strength, realistic timelines, and how the deal actually plays out in the real market.

Not every “good deal” is a good loan.
