Come hear updates on research and findings to date and learn more about the work the Subcommittee has completed so far, including input from OC2050’s own Jim Kelly, who serves on the committee. This is the first public opportunity to engage, with additional public meetings expected as the work continues.

Hotel supporters are spreading false information that sending Wonderland rehab to the Planning Board would allow the experts to study zoning options. The truth is that the Board would NOT review zoning options, they would ONLY review the conditions of the property.

What recently happened with the Seaspray condos is an example of exactly how rehab works:

The Planning Board’s report was simply a review of whether it met the criteria for rehabilitation. Nothing about what should be done with the site or its zoning. After rehab was approved, the public saw one plan — the developer’s — negotiated privately and shared just two days before the vote.

Rehab doesn’t explore options or provide helpful information. It ends the public process and moves decisions behind closed doors. The Boardwalk Subcommittee, on the other hand, includes 4 Planning Board members along with diverse community voices, and is the best process to review zoning options quickly and with expert opinions.

Did you watch Mita's press conference today? Let's cut through the spin:

🔹They keep insisting that tomorrow’s vote is about “rehab” or “redevelopment”—not a hotel. Yet Eustace Mita himself sat there, alongside those making this claim, saying this vote is the only way he can move forward. You can’t claim it’s not about a hotel while the hotel developer is thanking you for the green light. And he never explained why this is the only path he can accept. Projects are built every day using traditional zoning tools. There is no reason he can’t do the same.

🔹Wes Kazmarck – a member of the subcommittee– tried to argue that it can’t move forward without more information from the experts. But there are four planning board experts on the subcommittee. And it can hire more expertise. Moreover, under rehab, the planning board won’t provide ANY information on what to do with 600 Boardwalk, it will just look at its current condition. The subcommittee —with its existing expertise— is where they CAN and ARE looking at the options. Wes even acknowledged they’ve talked about Wonderland at every subcommittee meeting. Something’s not adding up.

🔹Eustace Mita said "There's nothing wrong with the subcommittee process, but it has nothing to do with 600 Boardwalk." We're glad he supports the subcommittee, but he's wrong that it has nothing to do with 600 Boardwalk- it is looking at the zoning options for that property as well as the whole Boardwalk, ensuring there is a fair and sustainable vision for the future of the entire Boardwalk.

🔹Caitlin Quirk’s claim that redevelopment status is necessary to “bring the developer and council to the table” is flat-out wrong. They can negotiate anytime (apparently some Council members have even been meeting with him privately), and the Master Plan process can also adjust zoning. The only thing redevelopment does is provide tax abatements and shift leverage to Mita. Let’s not kid ourselves: he’s not pushing this process out of civic goodwill. He’s doing it because it benefits him financially and gives him more power.

Bottom line: Don’t get distracted by the word games. The current progress is working efficiently, and is the best and fastest path forward. Voting for rehab would slow down this progress and only advantage the developer and his vision for a hotel. It’s that simple.

If you don’t want Ocean City’s first high-rise hotel to appear on our Boardwalk, come to the Council meeting tomorrow and make your voice heard.

Remember August Jody Levchuk? The one who said a rehabilitation designation for Wonderland would be unfair to other Boardwalk owners, and who asked for a subcommittee to review the Boardwalk instead? He was right.

Ocean City needs your voice, and your presence, this Thursday, 12/4 at 6 p.m. at the Music Pier. There’s a push to undo the progress already made on the Master Plan process.

Some members who previously made the right decision after hearing the clear will of the community are now pushing to put rehab back on the agenda. Others, including Terry Crowley, Dave Winslow, Sean Barnes, and Keith Hartzel are thankfully standing strong and honoring the process that residents fought for.

Your presence matters. Showing up is how we make sure our voices remain impossible to ignore.

The current planning process is working. It is fair, fact-based, and already producing movement toward real compromise. Let’s not undo that progress! It would only slow everything down, reduce transparency, and give a single person far more power than the community. It wouldn’t provide any new information—that’s what the current process is for.

Once massive high-rises appear on the Boardwalk, there’s no going back.

Show up. Stand up. Protect what makes Ocean City special.
