Let’s talk roofs from both a Realtor® and a homeowner’s perspective.

When a roof is nearing 20 years old and you need to sell your home, you will likely need to replace your roof because the potential buyer may be unable to insure the roof due to its age.

Some insurance companies may agree to insure it for the first year, only to drastically increase the price the following year or threaten to drop it altogether if a complete roof replacement is not done.

Even if you don’t plan to sell your home anytime soon, your current insurance company could send you a letter requiring a new roof or they will discontinue your coverage.

But not all roofs are created equal, and not all roofs will get you the significant insurance premium savings you need with our ever-rising costs.
