Ah man have we been BUSY!

Been a while since I’ve shared an update on here, I’ve been spending all my time closing on properties, being mom, and hunting with the family 🤪

Why does it feel like Summer is basically over now?! Honestly criminal. July was Jam packed with lots of time outside/ in the water, 3 property acquisition improvements, lots of letters, and some interesting property feedback 🤣

Thinking about listing your land with a realtor? Here’s what I wish more sellers knew before signing on the dotted line.
I’ve worked with people who had amazing agents and others who were left disappointed — especially when the land was valued under $50K. Some agents go all in. Others put in the bare minimum and still walk away with a check.
If you’re thinking about listing, treat it like hiring someone. Ask about their process. Look at their past work. Test how they handle buyer questions.
And if you ever want to talk through your options — even if you’re not selling to me — I’m always happy to help.

A lot of people hold onto their land thinking, “I’ll just leave it to my kids someday.”

But without the right paperwork in place, that land doesn’t just transfer—it usually goes through probate. That can mean months (or even years) of delays, paperwork, and unexpected stress for the people you love.

I work with families all the time who are trying to sort out land after a loved one passes—and it’s rarely simple. 
Whether you ever choose to sell or not, I just want to help make things easier when that time comes. Planning ahead might feel a little uncomfortable, but it can be one of the most thoughtful things you do for your family.

June so far ☀️

Idk about anyone else, but June has been all gas, no brakes over here 🤣 We’ve been bouncing between weddings, family trips, and soaking up as much time outside as we can!

On the work side, we’re finally closing on two properties that needed some title cleanup—and we can’t wait to share some before-and-afters once they’re finished 🥳

Anyone else already busy every weekend until September? 😆

Selling land isn’t a one-size-fits-all.

Sometimes working with an investor is the best move. Other times, a realtor might make more sense.

But if you are thinking about listing your land, I want you to go in with eyes wide open. These are just a few things I’ve seen after buying and selling 30+ properties and watching land listings sit (or sell for less than they should).

It’s your land. Ask questions. Hire well. And don’t be afraid to advocate for yourself, especially if you’re paying 3-10% of your earnings for help.

Media calendars are for chumps. I don’t know who has time for that when you’re wrangling a toddler and running a business—so photo dumps might just be the new norm around here. 🤣

Here’s to April 🌷 The first taste of summer, yardwork, hikes, and new properties (!!). Maybe I’ll get better at documenting the chaos that comes with juggling life, business, and motherhood… or maybe I’ll have mom brain and forget. Time will tell. 🤭
