One of the biggest mistakes first-time buyers make is thinking they need to find a house before they figure out how to buy one.

Here’s the better order:

1️⃣ Talk to a lender
Find out what you can comfortably afford—not just what you’re approved for.

2️⃣ Know your upfront costs
Down payment, closing costs, inspections, appraisal, and other expenses can all factor into your budget.

3️⃣ Choose your REALTOR®
A buyer’s agent can help you understand the process, find homes, schedule showings, write offers, negotiate, and navigate the transaction.

4️⃣ Get pre-approved

Pre-Approval vs. Pre-Qualification — What’s the Difference?

Buying a home? One of the first things I recommend is talking with a lender—but there’s something important you need to understand.

Pre-qualification and pre-approval are NOT the same thing.

A pre-qualification is generally an estimate of what you may be able to borrow based on information you provide to the lender.

A pre-approval typically involves a more detailed review of your financial information and can give you a stronger idea of what you may actually qualify for.

Why does this matter?

When you’re ready to make an offer, having a solid pre-approval can help show sellers that you’re a serious buyer and financially prepared to purchase.

My advice? Talk with a lender before you start seriously shopping.
