Most people are blaming the wrong thing for why they can’t afford a home right now… it’s not the Fed… it’s not Wall Street landlords… according to Bank of America’s own research team, the real culprit is decades of local zoning boards blocking new construction.

Not enough homes were built. It really is that simple.

Here in Oklahoma City we’ve always had a quiet advantage… available land, a builder-friendly environment, and home prices that are still reasonable compared to most major markets.

Austin just had a housing crash… and it was completely on purpose.

While home prices across most of the country remain near record highs, Austin intentionally flooded the market with new supply through a decade of zoning changes and streamlined permitting. The result? Prices down roughly 19% since 2022… sales up 8.5% in April alone… and buyers who can actually afford to buy again.

Most cities haven’t figured this out yet. The monthly cost of owning a home has soared 71% since 2020 nationally… and limited supply is the main reason why.

Here in Oklahoma City we’ve always had one quiet advantage… available land and a more builder-friendly environment than most metros. That’s kept us more affordable than Phoenix or Austin at its peak, or anything on the coasts.

🏡 Interesting news in the housing world today.

Berkshire Hathaway announced it will acquire Taylor Morrison, one of the nation’s largest homebuilders, in a deal valued at roughly $6.8 billion.

What caught my attention wasn’t the price tag.

Even though Taylor Morrison doesn’t build here in Oklahoma, when a company like Berkshire Hathaway makes a $6.8 billion bet on housing, that’s something worth paying attention to.

The headlines these days seem to bounce from one crisis to the next, but people writing billion-dollar checks, well, they tend to look a little farther down the road.

As someone helping buyers and sellers here in the Oklahoma City area, I always find it interesting to watch where some of the smartest long-term investors in the world are placing their bets.

It’ll be interesting to see how this plays out over the next few years.

🛋 They say a picture is worth a thousand words, and that’s especially true when marketing a home.

Have you ever noticed how an empty room can sometimes feel smaller than it really is, harder to visualize, or less inviting in photos?

That’s one reason virtual staging has become such a useful tool in real estate marketing.

A little over a month ago I mixed up some HP ProMix, filled a few Smart Pots, planted tomatoes, and let Oklahoma spring do its thing.

So many things about Oklahoma City continue to surprise me, and one of the best is turning a corner and finding another place with real personality.

Weldon Jack has that feeling the minute you walk in. Vintage motorcycles, worn leather couches, classic grooming gear, and details that feel collected over time rather than designed for show.

The whole place feels authentic in a way that’s hard to manufacture.

Places like this are part of what give a city its character.

Four years ago today.

We actually started the trip in Phoenix, but we nearly ended it in Buttonwillow, California. Deep into the first day behind the wheel, we pulled off at a McDonald’s for coffee and a bathroom break… and the car refused to start again.

We ended up spending the night in a little roadside hotel, and the next morning stood there watching the car get loaded onto a tow truck and hauled off to a Ford dealership about 20 miles away. At that point, it honestly felt like our road trip to British Columbia was turning into a very expensive disaster before it had even really begun.

Quit, turn around, and go home?
… I don’t think so. 😂

A couple days later, Derek and I rolled into downtown Vancouver right at peak cherry blossom season. Streets lined with pink blooms everywhere, crowds gathering for the Vancouver Sun Run, people in costumes, music blasting… and a band in silver sequined suits playing “I’m Gonna Be (500 Miles)” while the race started. It felt surreal in the best possible way.

One of those trips where the setbacks somehow became part of what made the memory great. Glad we made it. ❤️

🌳 One thing I’ve always appreciated about many established Edmond and OKC neighborhoods is the mature trees and sense of space they provide.

As buyers gain more choices in today’s market, neighborhood feel and outdoor living spaces continue to matter.

Shaded streets, established landscaping, privacy, and tree canopy create a very different atmosphere than many newer developments.

Homes are never just about square footage.

They’re also about how a place feels when you arrive.

📊 One thing becoming very clear in the OKC housing market right now:

Different price ranges are behaving like completely different markets.

Homes under about $300K are still moving steadily in many areas, while higher price points are seeing increased inventory and longer selling times.

What does that mean?

✔ Buyers have more choices than they did a couple years ago
✔ Sellers can still do very well — but pricing and presentation matter more than ever
✔ This is no longer a “one-size-fits-all” market

Interesting times in the Oklahoma City market.
