🌳 WHY IS DUNDEE…DUNDEE?

Here’s a fun piece of Omaha real estate history:

More than a century ago, developers planted 2,000 maple trees throughout Dundee to make the neighborhood more appealing to prospective buyers.

That early investment helped shape the character Dundee is known for today: beautiful tree-lined streets, historic architecture, welcoming sidewalks, and a central location that keeps it connected to the rest of Omaha.

And all these years later, those same qualities are still a big part of Dundee’s appeal.

Some real estate value isn’t easily recreated. It grows over time. ❤️

🏡 WAITING FOR RATES TO DROP? SO IS EVERYONE ELSE.

According to Bank of America’s 2026 Homebuyer Insights Report, 71% of prospective buyers say they’re waiting for mortgage rates to come down before buying a home.

And that’s worth thinking about. 👀

If rates drop enough to bring a large number of those buyers back into the market, you may get a lower interest rate, but you could also be shopping alongside a whole lot more competition.

That doesn’t mean buying right now is the right move for everyone. It just means the interest rate is only one piece of the equation. Home prices, competition, your budget, your timeline and your ability to refinance later all matter too.

Okay…technically there is. 😂 But a metro-wide average only tells you so much.

Bellevue ≠ Papillion ≠ Gretna ≠ Dundee ≠ Elkhorn.

Price points, inventory, housing stock and buyer demand can change dramatically just by moving across the metro.

That’s why we pay attention to the micro-markets, not just the headlines.

🏡📈 WHAT A DIFFERENCE 10 YEARS CAN MAKE!

If you bought a home in Sarpy County 10 years ago, there’s a pretty good chance you’d be surprised by what it may be worth today.

According to the FHFA House Price Index, home values have risen significantly from 2015–2025:

🇺🇸 Nationwide: +95.0%
🌽 Nebraska: +93.2%
📍 Sarpy County: +86.1%

That’s nearly double the home value in just one decade. 🤯

Of course, appreciation looks different for every home and every neighborhood, but it’s a pretty incredible reminder that homeownership isn't just about where you live. Over time, it can also become a significant part of building wealth.
