✨ The Omaha Metro housing market is moving at a healthier and more sustainable pace.

The frenzy may be gone, but demand isn't. Pending sales in January were up nearly 8% year-over-year (all home & construction types).

The jump in contracts from December to January (+54%) was significantly stronger than it was this time last year — a sign of renewed momentum heading into 2026.

• Dec. '24 – Jan. '25, +32.2%
• Dec. '23 – Jan. '24, +17.4%

This is good news for homeowners, especially those who have been in their home for a few years.

Equity has grown. Buyers are active. Inventory has improved enough to create options.

With mortgage rates easing, the conditions for a thoughtful move are starting to line up.

If you've been quietly thinking about making a move up (more space, better layout, new neighborhood), you may be in a stronger position than you realize.

🏡 In the $250K–$350K pre-owned price band:

• Pending sales: +16.7% YoY
• Less than one month of inventory
