✨MONDAY MARKET UPDATE✨

Last week felt a little more like a late-summer market in Omaha… still active, but buyers are being more selective.

Well-priced, move-in-ready homes are continuing to get attention quickly, while homes that miss the mark on price or condition are giving buyers a little more room to negotiate. Omaha remains competitive overall, with home values still running ahead of last year.

The biggest pressure point continues to be affordability. Mortgage rates moved higher again, which is making some buyers more payment-conscious and slowing activity nationally.

What this means in Omaha:
Sellers still have an advantage when the home is positioned correctly from day one… but this isn’t a market where simply putting a house on the market guarantees a quick sale.

For buyers, there are opportunities. A home that has been sitting a little longer may come with more negotiating room than we were seeing earlier in the season.

Omaha continues to be very neighborhood, price-point and property specific… which is why the strategy behind the move matters just as much as the market itself.

Happy Monday, Omaha! ☀️ Here’s what stood out in the Omaha metro real estate market last week…

Buyers are still moving quickly when a home feels well-priced, well-maintained, and ready to go. At the same time, they’re being more selective and paying close attention to condition, location, and overall value before making an offer.

For sellers, preparation continues to matter. Homes that show well and are priced correctly from the beginning are getting the strongest early attention. Listings that feel overpriced or need work may take longer to find the right buyer.

There are also more opportunities for buyers to compare homes instead of feeling pressured to choose the first option available. The market is still active, but the pace can look very different depending on the neighborhood, price range, and condition of the home.

Whether you’re preparing to buy, thinking about selling, or simply curious about your neighborhood, local strategy matters.

✨Monday Market Update✨

If you’ve been keeping an eye on the Omaha market, here’s what I saw over the past week…

Well-priced homes that are clean, updated, and move-in ready are still getting plenty of attention. Buyers are taking their time before writing an offer, but when the right home comes along, they’re willing to move quickly.

Homes that miss the mark on price or presentation are sitting longer than they would have a year or two ago. Buyers have become much more selective, and they’re not afraid to wait for the home that feels like the right fit.

I’m also seeing more conversations around inspections, seller concessions, and financing than we did during the peak frenzy. It doesn’t mean the market is slow…it means we’re back to a healthier, more balanced market where strategy matters.

The biggest takeaway?

Every neighborhood is telling a different story. What’s happening in Midtown isn’t always what’s happening in Elkhorn. Millard, Papillion, Bennington, Gretna, and West Omaha can all behave a little differently depending on the price point and inventory available.

If you’re wondering what your home might be worth…or you’re trying to figure out whether now is the right time to buy…don’t rely on national headlines. Real estate is local, and Omaha continues to have its own rhythm.
