​Ever wonder how those passive box vents on your roof actually protect your home? They use natural airflow to exhaust hot, humid air in the summer and stop moisture from condensing and rotting your roof deck in the winter.

​But here's the technical catch: How they are shingled makes all the difference.

​As we look at in the field, a proper install means the vent sits on the downslope with its lower fl**ge overlapping the shingles to shed water seamlessly. The top and sides need to be correctly laced into the shingle courses, keeping moisture flowing over the flashing rather than getting trapped behind it. No shortcuts allowed when it comes to keeping the elements out!

🕵️ The Case of the Hidden Leak!

​Not every issue in a home is glaringly obvious right out in the open. Sometimes, it takes a little bit of detective work to track down where moisture is actually traveling before it causes major trouble.

​We spotted some mystery wet spots near the exterior wall and knew something wasn't right. Following the trail down to the basement and moving some insulation revealed the culprit: an active drip making its way right down near the sill plate.

Water can travel a surprising distance inside a wall cavity before it finally shows its face, making proper diagnosis critical.

​Undetected leaks in spaces like this are a homeowner's worst nightmare. Over time, hidden moisture can quietly rot structural wood, ruin insulation, and breed potential mold growth before anyone even realizes there's a problem. In this case, we tracked the issue straight to a weak galvanized-to-cast-iron pipe connection—a notorious trouble spot where dissimilar metals and aging materials often lead to joint failure and leaks.

During my draw inspections, I often get asked why we use post saddles for deck supports. It’s one of the most important "small details" for a deck’s lifespan.

​Here is the breakdown of why they are required:

​Moisture Prevention: Concrete piers can absorb groundwater from the soil. A post saddle elevates the wood, keeping it from wicking that moisture and preventing long-term wood rot.

​Structural Stability: The saddle ensures the post is fully seated with no wobble, meaning the weight of the deck is distributed correctly onto the pier.

​Safety Standards: I always verify that the right structural-grade fasteners are used. Using the wrong hardware—like standard drywall screws—can lead to dangerous structural failure over time.

​A solid foundation starts with these correct connections. Are you checking these details on your current build?

Yet Another Vampire Nest… !! 🫣

One of the perks of being a Home Inspector is also moonlighting as Jason Kane, Monster Hunter. All of you trained in vampire elimination know their favorite haunts: attics, basements, and the very vampy favorite, of course, CRAWLSPACES! 🧛🦇

Check out this particularly nasty potential vamp habitat…good thing I brought my UV ray flashlight! 🔦

AND, vampires aren’t the only concern…there’s gremlins too!! See that insulation hanging down?? Insulation that’s left exposed like that traps moisture and can lead to mold, mildew, OR in our case, possible gremlin infestation. I’m not talking about the cute furry Mogwai either, I’m talking about the ugly green buggers that get all nasty when they eat chicken after midnight. 🧌

You know how they love water!!!

But back to vampires, notice the decrepit earth…who loves decrepit earth more than vampires??? 😮 What should be here is a v***r barrier over the exposed dirt which would act as a cap preventing ground moisture from v***rizing and entering the home’s air envelope…AND, obviously, a v***r barrier would also prevent Count Dracula from moving in! ⚰️

Remedy for this moisture would be to use a 6-mil minimum v***r barrier, and the seams should be overlapped by at least 6 to 12 inches and sealed with specialized, high adhesion tape. The barrier should also extend up the foundation walls at least 6 inches and be mechanically fastened and sealed…

This will prevent the moisture from invading your home as well as the VAMPIRES and GREMLINS. They can’t dig through the barrier…just trust me on this one! 😉

When 1 in 6 homes has a monster infestation, Diamond Dog customers can be assured I’ll find it…in fact, it’s included with all home inspections just as a courtesy!

Hunting monsters, inspecting joists, and officially declaring this crawl space a ‘no-vampire zone.’ 👍

Homeowner Warning: Just because your basement pipes look dry on the outside doesn't mean they aren't a ticking clock on the inside! 🛑👇

​Take a look at this galvanized steel drain line feeding into an old cast iron hub. It isn't leaking yet, but it can fail completely without warning.

​Over decades, these old steel pipes suffer from a process called tuberculation. This is a hidden chemical reaction where the inner zinc lining wears down, leaving the raw steel exposed to water and oxygen. The iron responds by rusting from the inside out, growing thick, jagged mounds of corrosion along the inner walls. It slowly builds up restriction until it behaves like a clogged artery, trapping hair and soap scum deep inside the lines.

​Because the rust eats away the actual strength of the pipe, the metal can become paper-thin and extremely fragile. In fact, if a plumber tries to put a pipe wrench on it, the pipe can literally crush and crumble right in their hands.

​Worse yet, if that old steel line snaps flush inside the cast iron joint, it can lead to an expensive nightmare to cut out and rebuild the main stack.

​Whether it's a hidden plumbing leak, an electrical fire hazard, or a structural deck collapse—hidden dangers are always lurking in older homes. Make sure your inspector looks past the surface! 🛠️

Getting it 75% right still leaves a hazard! 🏠🔥

​During a recent inspection, I looked at this masonry chimney. The builders did a great job maintaining the required 2-inch safety gap from the wood framing on three sides. But on the fourth side, the wood was framed far too close.
​Without that 2-inch breathing room, decades of low heat will cause a process called "pyrolysis"—permanently lowering the wood's ignition temperature until it becomes a fire risk.

To top it off, someone stuffed insulation into the proper gaps to stop drafts, which just traps heat if the chimney is active.
​Whether you're building new or remodeling an older home, every single side of a heating system needs its proper clearances!

I learned about the Hodag when I was kid, fascinated with all things Monster!

This particular monster of legend was said to haunt the northern forests of Wisconsin....upon researching I found the history is a little murkey as far as legends go! Fun history to look up, and you should if you love monster lore as much as I do!

I’m a sucker for cool hardware, and this greenhouse did not disappoint! 🌿⚙️

​While I was out on a job, I got a look at this fully automated setup.

My favorite part? They installed hydronic in-floor heating. In a greenhouse, that’s a total game-changer because it keeps the soil temperature steady without drying out the air like a standard heater would.

​Plus, once the outdoor weather sensors are hooked up, the whole building will basically think for itself—opening and closing those vents using some beefy automated actuators.
​It’s basically a smart home, but for plants. Who else would love a setup like this? 🙋‍♂️

Taking a quick look at the exterior of this Lennox condenser today. 🔍🏠

​When I’m evaluating an outdoor unit, I’m looking at how several different components work together to keep your home cool and safe.

​First, I check that the unit is sitting level on its pad. If it’s tilted, it doesn't just cause the compressor oil to settle improperly—it also puts physical strain on the refrigerant lines, which can lead to leaks at the joints over time.

​Speaking of those lines, you’ll see two copper pipes: the small liquid line delivers refrigerant to your indoor coil, while the larger v***r line brings the heat back out. I’m looking for solid insulation on that larger line to keep the system efficient, and I’m also making sure the wall pe*******on is sealed tight so moisture and pests can’t find a way inside. 🏠🐭

​I also photograph the data plate. By capturing the data plate I can verify the unit's age, tonnage, refrigerant type, etc. and ensure the electrical protection is sized correctly.

Finally, I’m checking for at least 36 inches of clear workspace in front of the AC disconnect box. This ensures a technician has the room they need to work safely when it’s time for a tune-up or repair.

I love seeing a deck that’s built with care! 🏠✨

​In today's video, you can see some really great construction practices. The posts are secured to the concrete piers with proper metal saddles (to prevent rot and movement), and every joist is sitting in a sturdy metal hanger. This is exactly what we want to see!

​However, I found one "hidden" danger that needs to be fixed. The bolts holding the deck to the house are missing their washers.
​You can see the bolt heads sinking into the wood. Without that washer, the bolt doesn't have enough "surface area" to hold the deck tight. Over time, the deck can actually pull away from the house entirely.

​Even a "well-built" deck needs a close eye on the hardware. Stay safe out there, neighbors! 🛠️
