Happy New Year Neighbors! I hope everyone had a great year last year and look forward to 2026 being even better.

Now that the year is over, here are some of the neighborhood's real estate numbers. As I always do, I'm going to separate Hamilton on Hunter South (south of Hunter Rd) and Hamilton on Hunter North/ West. I also don't include new construction sales...this way you can see what a home like yours might sell for.

The graphic below is incredibly basic and I took out a lot of the info that I usually put in.

Obviously, there are hundreds of things that can impact actual prices...condition, layout etc., so these are just averages.

Compared to 2024, we actually had fewer sales...42 total vs 53 in 2024.

Hi Neighbors!
Now that the 3rd quarter is finished I thought I'd give you a year to date look at what is happening with real estate in our neighborhood.

As usual, I am going to separate Hamilton on Hunter (south of Hunter Road) and Hamilton on Hunter North. I am also tossing out new construction and one outlier, so that you can get an idea of what a home like yours might sell for.

Disclaimer: this isn't a rule or law or anything. There are hundreds of things that can and will impact the price of your home. If you have done numerous upgrades, you can expect to get more. If you just lived in the home hard, well, that might bring less. These are only averages. if you would like a detailed idea of what your home might get, give me a shout.

Hey Neighbors, not quite half way through the year, but here is how real estate is faring in our neighborhood. I'm going to break it down for HoH South and HoH North, but the averages are fairly similar. I am showing closed home sales, contingent or pending homes and homes currently for sale.

I am also excluding new construction, this way you can see what a home like yours may sell for. Naturally, there is a wide range and there are thousands of things that can impact actual price, but you should be able to get a good idea from this.

Hi Neighbors! I get asked this question a lot. "How's the market". Here's just a brief overview of how real estate in our neighborhood has been going for the first half of this year...compared to the last 6 months of 2023.

As usual, I am not including new construction, but these figures will give you a very rough idea of what a home like yours might be worth in today's real estate market. This is for all areas of Hamilton on Hunter from homes sold through our MLS and are just averages. If you need a more in depth analysis, just give me a shout.

For the last 6 months of 2023 we had:
23 homes sold
Average listing price: $366,404
Average sold price: $363,352
Average square footage: 2005
Average price / Sq Ft: $183.18
Average days on market: 14

So far this year, we've been busier:
24 homes sold
Average listing price: $372,800
Average sold price: $333,071
Average square footage: 1946
Average price / Sq Ft: $190.57
Average days on market: 13

We have one home that is pending which was priced at $299,900.
We have 7 homes that are under contract but with some form of contingency and the average listing price is $354,986.
We have 6 homes currently for sale with an average listing price of $403,608.

Again, these are just averages and there are many different things that can impact an actual price. Don't hesitate to reach out if you have any questions.

Hi Neighbors! I hope your year has started off great. Below is a basic overview of homes sold in our neighborhood for the first quarter of this year vs the first quarter last year. Both years experienced lower than normal sales, but this could be due to many people not wanting to give up their 3% mortgage rates from a few years ago.

This is a very general overview of what a home like yours might sell for. These are just averages and as you will see, there is a large difference between the highest priced homes and the lowest. I have eliminated any new construction or foreclosure type homes from the list as they are not reflective of typical homes.

For Q1 2023, we had 11 sales.
Lowest Sales Price: $295,000
Highest Sales Price: $439,500
Average List Price: $355,645
Average Sales Price: $351,209
Average Square Footage: 2161
Average Price/ Sq Ft: $164.41
Average Days on Market: 27

For Q1 2024, we had 12 sales.
Lowest Sales Price: $320,000
Highest Sales Price: $430,000
Average List Price: $372,650
Average Sales Price: $364,044
Average Square Footage: 1924
Average Price/ Sq Ft: $191.45
Average Days on Market: 8

As you can see, we increased in price an average of just over $27/ square foot and the time on market was slashed to just 8 days. Despite having higher interest rates, you will still be able to sell your home pretty quickly.
