In contrast, comparable homes in the same area paint a different picture. One neighbor's house, listed at the same price, sold for $10,000 less, incurred $5,000 more in closing costs, and sat on the market for 157 days. The extended time alone cost them an estimated $11,000 in holding costs, totaling over $26,000 in potential losses compared to our clients.
Another property has been on the market for 154 days with a price reduction, still waiting to sell, accumulating over $10,000 in holding costs. A third has languished for 200 days with no price drop, incurring $17,000 in holding costs. Meanwhile, our clients prepared their home, moved their daughter out, addressed minor repairs, and successfully sold β all within the time these other homes remain unsold.
