Many buyers today are using temporary interest rate buydowns to make their first few years of payments significantly lower.

Here’s a simple example.

Example Loan Scenario

Home Price: $800,000
Loan Amount: $640,000
Interest Rate: 6.5%

Normal Payment (principal & interest):
➡ $4,045 / month

With a 2/1 Buydown

Year 1 Rate: 4.5%
Payment: $3,243

Year 2 Rate: 5.5%
Payment: $3,635

Year 3–30 Rate: 6.5%
Payment: $4,045

💰 Year 1 Savings: $802/month
💰 Year 2 Savings: $410/month

Total savings funded upfront:
➡ $14,544

With a 3/2/1 Buydown

Year 1 Rate: 3.5%
Payment: $2,874

Year 2 Rate: 4.5%
Payment: $3,243

Year 3 Rate: 5.5%
Payment: $3,635

Year 4–30 Rate: 6.5%
Payment: $4,045

Total temporary savings funded upfront:
➡ About $28,000

Important Thing Most Buyers Don’t Realize

That buydown money is held in an escrow account and applied to your payment each month.

If you:

✔ Refinance early
✔ Sell the home early
✔ Pay off the loan early

👉 The remaining unused buydown funds are applied to the loan payoff.

You never lose that money.

💡 In many cases, the seller or builder pays for the buydown, making it a great strategy in today’s market.

Real Scenario I Helped With Recently

A homeowner in Orange County wanted to:
• Eliminate their $3,000 mortgage payment
• Stay in their home
• Improve monthly cash flow

We used a reverse mortgage strategy that eliminated the payment and created additional cash flow. Additionally, the client achieved all their goals whicle taking a lump some of cash at closing as well as a line of credit on top of it that continues to grow.
