UP TO $70,000 IN DOWN PAYMENT ASSISTANCE? YES. But let’s talk about the fine print.
The City of Chicago’s new HomeGrown Purchase Assistance Grant Program is generating a lot of excitement, and rightfully so. Up to $70,000 in down payment and closing cost assistance could be life-changing for many families.
However, before everyone starts house hunting tomorrow, it’s important to understand that not everyone will qualify.
Here are a few things to keep in mind:
✔ Household income limits apply.
✔ The property must be located within the City of Chicago.
✔ The home must be owner-occupied. This is not designed for investors.
✔ Homebuyer education is required.
✔ Funding is limited and expected to be highly competitive.
✔ There may be additional requirements regarding occupancy, ownership period, and program compliance that buyers should fully understand before applying.
The headline is exciting, but the strategy is even more important.
This is why I always encourage buyers to start preparing NOW:

➡️ Reduce unnecessary debt.
➡️ Gather your financial documents.
➡️ Meet with a lender.
➡️ Create a homeownership plan before applications open.
The buyers who are most successful with programs like this are usually the ones who are prepared before the funding becomes available.
And let’s be honest “up to $70,000” doesn’t automatically mean everyone receives $70,000. Assistance amounts are often based on qualification criteria, household size, income, available funding, and other program guidelines.
The good news?
