Clermont is no longer Central Florida’s best kept secret.🗝️🛥️🥂

Luxury buyers are moving here for the rolling hills, lakefront lifestyle, golf communities, equestrian estates, newer homes, and the balance of peaceful living while staying connected to Orlando.

One thing sellers don’t always realize is that buyers shopping in Bella Collina are looking for something completely different than buyers near Downtown Clermont or lakefront properties on the Chain of Lakes. Understanding buyer psychology, lifestyle marketing, and neighborhood positioning can completely change how a home performs on the market.

That’s why I love studying Clermont real estate beyond just the numbers.

I got a phone call today from a homeowner in Davenport, Florida who simply said:
“Please help me.”

He bought a beautiful new construction home near Disney a few years ago expecting it to either:
• work as an Airbnb
• rent out quickly
• or sell without a problem

But instead, the home hasn’t been performing the way he expected.

And honestly, this situation is becoming more common across Davenport, ChampionsGate, Reunion, and other vacation home communities near Disney.

The market has changed a lot.

There’s more competition now, buyers are more selective, and many homes are not being positioned correctly online.

Sometimes a home doesn’t need a price drop.
It needs a better strategy.

That’s why I focus so heavily on homes that didn’t sell, vacation properties, absentee owners, and listings that need a fresh approach.

Because behind every listing that sits too long is usually a homeowner carrying stress and uncertainty.

One of the biggest surprises for people moving to Clermont is how different your day feels depending on where you land. Two homes can be the same price and look identical on paper—but your drive to work, school, shopping, and even your go-to gym can change your whole lifestyle.

A few smart “drive time” checks I tell my clients to do:

1. Test your route during real commute hours (not midday)
2. Map your top 5 places (work, schools, groceries, gym, airport)
3. Look at turnpike access and main roads like SR‑50 and US‑27
4. Don’t forget weekend traffic patterns if you’re near popular spots

This one almost didn’t make it to the closing table.

The deal fell apart… and most would’ve walked away. But I don’t operate like that. I went back, reworked the strategy, dug into every detail, and found the path forward. When you treat real estate like a numbers game and a research game, you find solutions others miss.

Today, we closed. Not because it was easy—but because it was handled the right way.
