More square footage is not automatically more useful space. One of the most interesting 2026 housing conversations is the move toward homes that use every room with more intention.

I would rather see a buyer compare how a home functions than count rooms that may rarely be used. Efficient circulation, useful storage, a kitchen that supports daily routines, and outdoor space that extends the living area can make a right sized home feel surprisingly complete.

The question I would ask during a tour is simple: does this home make its space work hard enough?

A smaller footprint can still feel generous when the layout is thoughtful. A larger home can feel inefficient when too much square footage is trapped in hallways, oversized rooms, or spaces with no clear purpose.

A seller can be completely ready for a new chapter and still underestimate the transition between this home and the next one. The strongest plan starts before the listing photos.

I like to work backward from the real life move. When does the next home need to be available? How much flexibility is comfortable? Which parts of the move can happen early, and which pieces depend on the sale?

Two questions can clarify the strategy fast:

• What would make the transition feel rushed?
• What would make it feel manageable?

A listing plan should support more than a sale. It should support the move that follows it. When the calendar, preparation, and decision making all point in the same direction, sellers can respond to opportunities with more confidence and less pressure.

The quote is memorable because it points to something real estate buyers learn quickly: location is one feature you cannot renovate later.

A kitchen can change. Flooring can change. Paint can change. But the street, surrounding area, lot orientation, and connection to the places you use every day are much harder to recreate.

I encourage buyers to weigh the parts of a home that can evolve against the parts that are permanent. Sometimes the home with simpler finishes in the right setting deserves more attention than the polished home in a location that does not fit your life.

Before listing, stand at the entrance of each room and give yourself two seconds to notice the first distraction. That is often close to what a buyer will see first too.

It might be an overcrowded counter, a dated light fixture, a scuffed wall, or a room where the furniture blocks the natural flow. None of these requires a full renovation.

Two quick improvements can go a long way:

• Remove visual clutter from the first sightline
• Fix the small maintenance issue you have stopped noticing

To me, preparation should make the home easier to understand and appreciate, not erase its personality.

A buyer should remember the space, not the distraction. Save this before your pre-listing walkthrough.

Before focusing on square footage, I recommend asking a more useful question: what would I like my next home to make easier?

For homeowners, that does not mean chasing every trend. It can be as simple as adding texture, replacing one overly cool finish, or bringing in a warmer material that makes the room feel more grounded.

For sellers, the lesson is similar: welcoming often photographs better than sterile.

I love seeing homes that feel current without losing their personality. Good design should make a space easier to live in, not harder to maintain.

Take a look at your roof for missing or damaged shingles, and don’t forget the weather stripping around doors and windows; it can make a noticeable difference in comfort and energy efficiency.

These may not be the most exciting home projects, but they’re the kind of small checks that help keep a home running smoothly season after season.
