Here's a quick closing from Monday. Total loan to cost is often a missed underwriting guideline in our space. I prefer to over budget and over escrow to ensure the work gets done right the first time. This client already paid cash, then we did a loan for 85% of his purchase and 100%+ of the rehab. After two sets of closing costs, insurance, 15% of the original purchase, and floating the rehab he has plenty of "skin in the game" for us. For some scenarios we'll get even more aggressive. This loan closed under 65% of the appraised as-is value and under 60% of the appraised finished value. This isn't rocket science.
