Grateful for the last few weeks and the opportunity to start this new chapter with M/I Homes.

Being surrounded by a team that takes pride in what they do — from the homes we build to the way we treat our customers — has been incredible to see firsthand.

This year also marks 50 years of M/I Homes and more than 40 years serving the Orlando market, which speaks volumes about the culture, leadership, and commitment to doing things the right way.

I’m excited to continue learning from some amazing people and looking forward to making a meaningful contribution to the Orlando division.

Truly grateful to be part of a company that values quality homes, strong relationships, and treating the customer right.

Looking forward to what’s ahead!

If you’ve been sitting on the sidelines waiting for that magic number for rates, that strategy may not pay off as much as you’d expect.

Let's connect so you can double check the math at your price point. You may realize payments are already within your range.

Mortgage rates have already dropped into the upper 5s twice this year. But after just a few days, they ticked back up into the low 6% range.

Spring doesn’t guarantee a sale. Strategy still matters. But this season gives you something valuable: momentum.

More buyers. More activity. More opportunity.

The real question is: if you’re going to sell this year, why not do it when the odds are in your favor?

Let’s talk about what selling this season could mean for your house and your timeline.

Homeowners looking to sell usually want three things: plenty of interested buyers, strong offers, and a short timeline. Spring is the season that most often delivers all three.

What if you didn’t have a mortgage payment on your next house? It may sound a little far-fetched. But for a number of homeowners today, it's actually happening.

Nearly 3 out of every 10 homes purchased today are bought in cash. And home equity is a big part of what’s making that possible.

Imagine what that could change for you. No home loan. No monthly mortgage payment. No worrying about what mortgage rates are today.

Want to know if buying your next house in cash is a possibility for you too? DM me.
Because with how much equity homeowners have today, it may be.

The sellers who succeed in this market aren’t doing anything extreme. They’re pricing their house right, making strategic repairs, getting local guidance, and making decisions based on how buyers actually behave today. Those small but mighty mindset shifts could make or break your sale.

Want a real plan tailored to your home and your neighborhood? Let’s talk.

Let’s be clear: selling your house is absolutely possible right now. According to the National Association of Realtors (NAR), roughly 11k homes sell every day in this country.

Home affordability is the best it’s been in 4 years.

That’s thanks to: Lower rates. Slower home price growth. And rising wages.

And while the affordability problem isn’t solved, many buyers are finding the numbers work better today.

If buying didn’t make sense for you last year, take another look.

Have you re-run the math on your move yet? DM me and let’s see if it changes when you're ready to buy.

Don’t confuse a weather-impacted month with a market losing steam. If anything, improving affordability is an indicator of more activity to come, not less.

If you have questions about what you’re hearing online or in the news, let’s chat. Because the truth is, a little context can give you back your peace of mind.

If you saw headlines that talked about how “home sales fell sharply in January,” it probably raised an eyebrow – especially if you’re thinking about selling your house. But context matters.

Inventory isn’t fully back to normal everywhere. But it’s moving in the right direction. And, in some areas, it’s already there.

If you’ve been waiting for a moment when you have options and a little breathing room, this is the strongest setup buyers have seen in a long time.

If you want to know what’s happening in our local market, let’s talk.

After a long stretch where buyers were competing for too few homes, inventory has made a comeback over the past year.

If buying your first home feels just out of reach, the right option might not be a different timeline. It might be a different type of home.

If you want to talk through whether a townhome makes sense for you or see what’s available in our area, let’s connect.

Buying your first home can feel frustrating when the numbers don’t line up the way you expected.

Buying a few weeks before spring isn’t about rushing. It’s about choosing to be ahead of the curve and knowing you want more leverage, less stress, and meaningful savings.

If you’re ready and able to buy now and want to get the ball rolling, let’s connect.

If you’re planning to buy a home this year, you may be focused on the spring market.
