Most first-time buyers think the big question is:
“Can I get approved?” 🤔
But the smarter question is:
“Which loan makes the most sense for my situation?” 💡

FHA can be a strong option for buyers who need a lower barrier to entry. It can help if your credit is not perfect yet or if you are working with less saved up.

Conventional can be a better fit for buyers with stronger credit who want lower long-term costs and the chance to remove PMI once they reach 20% equity.

Neither loan is automatically better. It depends on your numbers, your goals, and your timeline. That is why buyers get confused so easily. Not because they are bad at this. Because there is a lot of information, and not all of it is explained clearly.

A lot of buyers think gift money makes things easier instantly. But behind the scenes, this is one of the most common places deals slow down, get stressful, or hit last-minute surprises.

Mistake Number 1:
Taking the gift before talking to your lender
Even good intentions can create problems if the timing or source isn’t approved first.

Mistake Number 2:
No paper trail
If it can’t be clearly documented as a gift, it may be treated like debt.

Ignoring tax rules
Large gifts can trigger questions or surprises if no one plans ahead.

Using payment apps
Convenient doesn’t mean acceptable. Lenders need a clean, verifiable trail.
