🚗 I can't tell you how many times my husband, Sarah (my sister/assistant), and my mom have heard me say, “I sold that house!” or “I showed that one!” as we drove through Ormond Beach. 🤣

📆 After 7 years in real estate and more than 200 homes sold, I guess it’s bound to happen!🤷‍♀️

🏠 I must come by it naturally, because I’ve heard my dad do the exact same thing my entire life. As a local builder🛠️, he has always pointed out houses he built, worked on, or knows the story behind.

🗣️So I guess talking about houses everywhere we go is just a family tradition, and if you've bought or sold one of those homes, I am so grateful!☺️

📝Decided to switch things up a little bit and sell a beachfront condo!🏖️

📍2545 S Atlantic Ave. | Daytona Beach Shores, FL

🖥️ Mike and Sharon found me on Google. They live in Georgia and had been vacationing in Daytona Beach Shores for most of their life, and it had always been their dream to own their own beachfront condo. They decided it was time to buy so we started the search.🧐

🏃‍♀️Showing condos can be quite a bit more complicated than showing homes...every condo building has different access, keys hidden all over the place, and parking can be hard to find. On our first day of showings, we saw 10 condos before noon😅. Mike and Sharon made multiple trips to town, toured many condos, threw a few virtual showings in there too, and kept searching until we finally found "the one!"

And it was worth the wait!❤️ We found the perfect condo in The Peninsula Building, one of the most beautiful and pristine buildings on beachside with multiple awards for being the most desirable condo on the beachside. Their unit is on the ground floor, so they can step right outside onto the gorgeous beachfront lawn with the grandbabies but still have spectacular beach views, which is especially convenient because they had also just got a new puppy🐾!

And most importantly, it's within walking distance to PUBLIX, which was a MUST for my buyer. IYKYK! 😂

🛠️After going under contract, I met with multiple contractors, got renovation quotes, and started getting everything lined up so they could hit the ground running as soon as closing happened. And they did just that, Mike started demo on closing day!💪 They are SO very excited to have their own space, I can see many happy vacations in their future🥰!

📸 Listing photos matter!

Having an agent who knows how to prepare a home before the photographer arrives can make a huge difference. If you’ve been following my page, you already know I don’t love accent walls in listing photos🤣but there’s so much more to getting a home photo-ready!

🌿 Refresh the landscaping
🧼 Pressure wash the driveway, walkways & exterior
📦 Declutter and remove unnecessary furniture
✨ Make sure everything is clean and tidy
🛏️ Keep rooms simple and inviting
💡 Maximize natural light and open spaces

🏠The goal isn’t to make your home look like someone else’s, it’s to make sure buyers see the best version of your home when they first find it online. And that preparation starts before the photographer ever steps through the door!

✨I have a listing photo appointment tomorrow and the seller has been hard at work cleaning, moving, landscaping, and pressure washing. It has made a HUGE difference and we're excited to see how it looks in photos!
