Getting showings but no offers? Read this...
This is one of the most common frustrations sellers experience at Lake of the Ozarks.
The good news is if buyers are scheduling showings, your listing is probably getting visibility online. Buyers are finding it on Zillow, Homes.com, Realtor.com, Redfin, and other platforms.
But if multiple buyers walk through the property and nobody makes an offer, that usually means something is changing once they see it in person.
A few common reasons this happens:
• Pricing is too aggressive for the current market
• The home feels different in person than it did online
• Odors, clutter, or dark s**ces hurt the showing experience
• Buyers see future update costs they were not expecting
• The property may not feel competitive compared to similar homes buyers have already toured
In many cases, pricing is the biggest factor.
Today’s buyers are watching the market very closely. They compare homes quickly, especially at Lake of the Ozarks where buyers may look at several lake homes or condos in a single weekend.
The goal is not just getting buyers through the door. The goal is making buyers feel like they don’t want to leave without making an offer.
