There is something that comes up a lot when I am helping sellers think through a future listing, and it is worth saying plainly: seller's market conditions do not guarantee every home sells fast. They mean the market rewards sellers who are prepared.
What actually drives a fast, clean sale in Northeast Wisconsin right now is the same thing it has always been. A price that reflects the home's real condition. A condition that meets the expectation the price creates. And a preparation plan that addresses the right things before the home ever goes live.
I worked with a buyer a few years ago in the $600,000 to $700,000 range. We walked into a beautiful home, great layout, solid bones. Then we got to the kitchen. The cabinets had been painted. At that price point, her expectation was something that felt original and high-end. As we walked out she said, "It's like putting lipstick on a pig." She wasn't wrong, and I have thought about that moment in nearly every pre-listing conversation since.
