If you’re thinking about building your next home here in the Shawnee area, it’s important to know the fine details of the construction process. When building a home from the ground up, there are many items that can be missed or overlooked (yes, even when the builder has their own inspections!).
These are the 3 different phases of the building process, and the inspections that I recommend to ALL of my clients when building new construction:
Phase 1: Pre-Pour Inspection
This takes place before the concrete slab is poured. Once you’ve picked your lot & permitting is finished, the builder will begin working on the slab. It’s important to get an inspector to take a look before proceeding with the concrete. The foundation is the first building block of your home, so we want to rule out any issues or problems at the very beginning.
Phase 2: Pre-Drywall inspection
Once the house is framed, a pre-drywall inspection will occur before the insulation and walls are put into your home. I highly recommend that at this phase, your OWN inspector comes through to confirm there are no issues or red flags. This allows you to have a second pair of eyes on your home with your best interest in mind. Another insider tip – take a video throughout the home before the sheetrock is up. This allows you to know where all the studs, pipes, and electrical are once you can no longer see them.
Phase 3: Final Inspection
This takes place once the home is completed, but before the final builder walkthrough. It’s important to have this completed before the final walk with the project manager, so any issues that are discovered can be resolved!
Building your home from the ground up gives you the unique opportunity to look at the work as if you had x-ray vision! When buying a new home, you deserve it to be in perfect condition! And these 3 inspection phases provide reassurance and confirmation that your home is built correctly every step of the way.
