According to Redfin’s August data, Orlando has 122% more sellers than buyers.

For buyers, that can mean more choices, less competition and more opportunity to negotiate.

Mortgage rates are back around 7% and understandably, that number has some buyers wondering if they should just wait.

But your interest rate is only one part of the homebuying equation.

A higher-rate market can also mean less competition and more opportunities to negotiate. Depending on the home, that could look like a price reduction, seller-paid closing costs, a rate buydown, or builder incentives on new construction.

And if you’re waiting specifically for rates to come down, there’s another side to consider: lower rates could also bring more buyers back into the market, potentially changing the amount of negotiating leverage buyers have.

No one knows exactly where mortgage rates are headed next, which is why we don’t think your homebuying plan should depend on predicting them.

Instead, look at what you can control: the home price, available incentives, financing options, cash needed to close and the monthly payment you can comfortably afford today.

If the numbers don’t make sense, waiting may be the right decision. But if you’re financially ready to buy in Orlando or Central Florida, it’s worth looking at the full picture before assuming a 7% rate automatically means you should sit on the sidelines.

The rate isn’t the whole story.
