The median US home price climbed 1.9% year over year to more than $400,000, while average mortgage rates hovered near 7%, a 13-month high.

Lately, I’ve had more conversations with clients about the real value of homes versus what the headlines show. In Q2 2026, home prices across the US continued their upward march on paper, but beneath those numbers, the story is more nuanced. One major federal index leveled off month-over-month from mid- to late-Q2 (after seasonal adjustment), while a national index showed about 1.5% annual appreciation by late-Q2—up slightly from the previous quarter, but still around 2 points below the inflation rate of 3.5%. That means that for the 13th month in a row, home values actually declined when you factor in inflation, though the pace of that decline has eased thanks to lower inflation and stronger nominal gains.

Since early 2012, one federal measure has shown positive annual gains every single quarter, a testament to how resilient nominal prices can be even when real value feels like it’s slipping.
