When buyers tour a home, their senses are on high alert—especially their sense of smell. A fresh, clean scent instantly signals that a home is well cared for and inviting. However, certain aromas can quickly turn buyers away. Be sure to eliminate smells like:

🐾 Lingering pet scent
🦠 Mold and mildew
🗑️ Full trash cans
🧺 Dirty or damp laundry

Make every impression count and turn your space into the one buyers fall in love with!

Here are 5 Tips to Make Your Home Irresistible to Potential Buyers:

1. Declutter and Depersonalize:
Buyers want to envision themselves living in your home, and that’s hard to do if it’s filled with personal photos or clutter. Remove excess furniture, knick-knacks, and family photos. Aim for a clean and neutral space that allows buyers to imagine their own style and belongings in the home. Also, decluttering makes your home look more spacious!

2. Deep Clean:
First impressions matter and a clean home tells buyers that it has been well cared for. Pay attention to often-overlooked areas like baseboards, light fixtures, and windows. If needed, consider a professional cleaning service. For an added touch, repaint walls in neutral tones and replace worn-out fixtures like doorknobs or light switches. These small investments can yield big returns.

3. Boost Curb Appeal:
The exterior of your home is the first thing buyers see, so make it count. Mow the lawn, trim bushes, and add fresh mulch to flower beds. A few potted plants and a welcoming front door mat can also make a big difference.

4. Stage Strategically:
Home staging is more than just arranging furniture - it’s about creating an inviting atmosphere. Highlight key areas like the living room, kitchen, and primary bedroom. Use light, airy curtains to let in natural light and add a few tasteful decorations like throw pillows or a bowl of fresh fruit. Remember, less is more when it comes to staging.

5. Highlight Energy Efficiency:
Today’s buyers are increasingly interested in energy efficiency. If your home features energy-saving upgrades like double-pane windows, a smart thermostat, or LED lighting, be sure to showcase these perks during showings. Not only can they save the buyer money, but they also signal that the home is modern and well-maintained. All in all, selling a home is all about presenting it in the best possible light. By decluttering, cleaning, enhancing your curb appeal, staging thoughtfully, and showcasing energy-efficient features, you'll help buyers fall in love with your property. Think of it as serving your home up on a silver platter - ready to impress and delight!

I'll be honest, it's NOT a good time to buy or sell for a lot of people. However, there are 5 reasons people will still move this year, even with high interest rates and low inventory:

1) Job Change. Let's be real, the economy doesn't care if you have the home of your dreams locked in at a 3% interest rate. If work changes, you have to make a change, too. Sometimes, people decide to rent their homes out because their mortgage rate is so low, but most of the time, people need the equity in their current home to buy the next one.

2) Wedding Bells. Starting a new life together means living together, too! In some cases, this means first-time buyers looking to purchase a home. But if both are already homeowners, a marriage means one person needs to sell their home, since they'll move in together.

3) Babies 😊 It doesn't matter if the economy is "good" or "bad," people still have babies. And a crib in your bedroom is fine, but when that baby starts to grow, you'll need more space.

4) Divorce. When a couple separates, it often involves figuring out who gets to keep the home and who moves out. Or sometimes, the best course of action is to sell and split the money.

5) Death. When a loved one passes, the family can face some big decisions when there is a home involved. Especially when it comes to estates, it's important to make sure you have an experienced agent to guide you through the process and know the best options available.

Now, even in a tough market like this, some people will absolutely just move because they want to… not because they have to.

But for the average person here in the Oakland County area, a move is happening right now because of one of the reasons I listed.

At the end of the day, it doesn't matter what the economy is like, or whether it's a seller's market or a buyer's market.

Life happens, and you'll need to move.

So, if you have any questions, or know anyone who might, feel free to pass along my info to them. I'm happy to help.
