What Does Lot Value Mean to the Seller?

If the home you inherited or live in requires too much work and expense to bring to market, you may consider selling the property at lot value. Lot value simply means that the property is valued for the land only, and that the home upon it is so obsolete, derelict, or damaged that it should be torn down. Some buyers may choose to remodel so they can get a toehold in their desired neighborhood.

Congratulations to my buyers on this awesome ranch in Wauconda! We initially met to discuss their goals over the summer, looked at quite a few options, but nothing was the right fit. Then, I located this private listing and we got it under contract before it even hit the market! The home inspection went great, the mortgage was approved, and we closed last week! It has a pool, level fenced in backyard, and a huge basement! Sure to serve them well for years. I also got their existing townhouse under contract without even being live to the public yet, with a great offer from a co-worker!

He's been patiently waiting for the right unit to become available in this complex for a while and we finally found it, once it hit the market we got it under contract in a day and closed last week! It's a beautifully updated second-floor unit, totally turnkey, plus a garage!

On Thursday, my wife & I took a step back in time and enjoyed the pleasure of a lunch date on the East Troy Electric Railroad Train!

There’s something magical about gliding along the last remaining stretch of Wisconsin’s original interurban rail line, with vintage railcars carrying us through the scenic countryside.

Between the historic depot, the stories behind the railroad, the engaging FUNNY conductor, and the chance to slow down and enjoy the kid-free date—it felt like we were part of living history!

This ride reminded me that every step in life, whether exploring a new place or searching for a new home—is about enjoying the journey, not just the destination. And when it comes to finding that perfect home, having a trusted, well-reviewed, and experienced guide by your side makes all the difference.

If you’ve never experienced it, I’d highly recommend adding the railroad to your list! It’s an adventure that reminds you how meaningful it is to pause, explore our history, and enjoy the volunteer-led efforts by this great organization!
