What’s driving this sustained growth isn’t a lack of interest—it’s the limited inventory across core markets. With mortgage rates in the low-6% range acting as a stabilizing force, buyers who are well-prepared may find this steadier environment to be an opportune moment to make a move.

The luxury sector, particularly homes priced over $5 million, remains especially noteworthy: currently, there are approximately 488 single-family listings in this bracket, with around 43 sales monthly, and condos in the same tier averaging about 20 sales a month. In total, there are roughly 4,500 homes on the market in South Florida, evenly split—about 10% are listed above $5 million, and another 10% are priced below $500,000. This distribution illustrates how constrained supply continues to bolster property values.

Should inventory remain tight, we can expect continued upward pressure on prices. Additionally, the upcoming property tax referendum has the potential to reshape some owners’ decisions around moving.
