Pookie here! As Vinnie's Chief Barketing Officer, I've got a few opinions to keep in mind when moving to Palm Springs with your four-legged family members.

1. Prepare for Your Breed's Needs
Not all dogs do desert living the same way. Us Frenchies? We love sunshine, but we don't exactly thrive in triple-digit temperatures. Before you move, think about your breed's exercise needs, heat tolerance, energy level, and space requirements. A house that's perfect for you might not be perfect for your furry child.

2. Know Where We Can Play
A big backyard is great, but it's not the only thing that matters. Look for nearby parks, walking paths, and pet-friendly spaces where we can stretch our legs and sniff the local gossip. Bonus points if you know where the nearest veterinarian and emergency pet hospital are before you need them. The less stress from Googling it at 2am, the better.

3. We Need Community Too
Moving can be a big adjustment for everyone, especially us. One of the best parts of Palm Springs is the community. Dog parks, pet-friendly patios, neighborhood walks, and play dates help us make friends and settle into our new home. Plus, it's a great excuse for humans to make new friends too.

At the end of the day, finding the right home isn't just about the people living in it. It's about making sure every member of the family is happy, healthy, and ready to enjoy the desert oasis lifestyle.

Here are 3 red flags I always watch for when touring a property:

đźš© 1. Deferred Maintenance Disguised as "Character"
Vintage charm is one thing. Neglected systems are another. Pay close attention to roofing, HVAC, plumbing, and electrical updates. A home can be iconic and properly maintained. Who wants expensive headaches?

đźš© 2. Sun Damage Everywhere
The desert is beautiful, but it's relentless. Faded cabinetry, worn flooring, cracked seals, and aging windows can all be signs that the sun has beaten down the home for years. Unfortunately, it’s never as simple as a little touchup here and there. Renovating is costly, ask yourself if you have the dollars to spend on it.

A Palm Springs pool should be an asset, not your next renovation project. Look for cracks, aging equipment, waterline issues, water damage, and signs upkeep hasn’t been kept before you start planning those pool parties. No one thinks a dingy pool is cute.

The goal isn't finding a perfect house, it's knowing which imperfections come with a reasonable fix and which ones come with a second mortgage.

Since visiting Japan, I’ve been hunting for the perfect piece by Osamu Tezuka, whose most famous character Astroboy, I adore.

His eastern, retro futuristic art style is the perfect compliment to western mid-century's retro stylings of Palm Springs. East meets West, past meets future. Juxtaposition that compliments one another is what truly makes a home “pop”.

1. What's the HOA Situation?
Not all HOAs are created equal. Know what the monthly dues cover, what's excluded, and whether there are any upcoming assessments lurking around the corner. Are they easy to work with? Do some internet sleuthing. Nobody likes surprise expenses, even emotional ones, especially after closing.

2. How's the Building Positioned?
In Palm Springs, where your unit and build faces, matters. Morning sun, afternoon shade, mountain views, privacy, wind exposure, they all impact how you'll actually enjoy the property day to day. Bonus points if the building has solar power to offset AC costs in the hottest months. The right unit can make all the difference.

3. Know the Rental Rules
Thinking about generating income when you're not using the property? Make sure you understand the community's rental restrictions. Some condos welcome short-term rentals, others don't. Better to know before you start planning your future Airbnb empire. On the flipside, maybe you prefer less foot traffic of out-of-towners at all hours. One of the biggest upsides to a condo is having amenities and not having the responsibility to maintain them by yourself.

6. What's Nearby?
Another big perk of condo living is being close to the action. Restaurants, coffee shops, nightlife, galleries, pickleball courts, hiking trails, golf courses, airport accessibility… your neighborhood should fit your lifestyle just as much as the condo itself. These factors enhance your life, not hinder you from living it.

Before walking a property, there are a few quiet details I always keep in mind to convey to a buyer:

1. Orientation of the Home
