I’m ChiuHo Lin. Then, I surveyed the San Francisco Bay Area (aka ‘Silicon Valley’) real estate market, studied the arts of viewing
, buying, showing, and selling homes, and picked the brains of over 100 industry veterans. Finally, as fate would have it, an agent who had been plying the trade for 50 years took me under her wing, and, eventually, I too became a realtor.
幾年下來,我探訪過數千間房屋、閱讀數千份報告,幫助客戶避開爛房,以及有機會絕不放過殺價買房:
Over the past few years I’ve visited thousands of properties, read thousands of reports, and built a reputation in the industry for helping customers avoid problematic properties and buy good properties at good prices.
1. 260萬以上價值的房屋,250萬買到
2. 屋主跳過出價比我們高的5名競爭對手,放棄第二輪炒高價錢的權利,一對一指名與我們合作,210萬買到5名買家競逐的房屋
3. 屋主跳過145萬的第一名出價,讓我們140萬買到房屋
4. 屋主跳過125萬和120萬的出價競爭者,在我們表明只能出到117萬後,送我們1萬成家基金,讓我們116萬買到房屋
5. 標價200萬的房屋,最後170萬買到;標價160萬的房屋,最後155萬買到
6. 加價階段認為無須加價,讓 A買家 165萬買到 3 個月後市值180萬的房屋,B買家 180萬買到 3 個月後市值225萬的房屋
(以上皆為美金,其他還有數十間殺價數千至數萬元不等的交易。)
1.) I once bought a home priced at over 2.6 million for 2.5 million
2.) A homeowner passed over 5 competitors who had outbid me, and passed on his right to whip up the price through another round of bidding. Instead, he told me in private that he wanted to do business with me, and for 2.1 million I got a house that 5 other buyers had been vying for.
3.) A homeowner rejected the highest bid, 1.45 million, and let me buy the house at 1.4 million
4.) When I indicated that I could only offer 1.17 million, a homeowner not only turned down offers of 1.25 million and 1.2 million respectively from two of my competitors but even gifted the buyer 10,000 dollars as a housewarming present, so we ended up getting the house for just 1.16 million.
5.) One house was listed for 2 million. The final price I paid was only 1.7 million. Another house was listed at 1.6 million. After all was said and done, I bought it for 1.55 million.
6.) When it comes to bidding up prices, my advice is simple: you don’t need to raise your offer to get a great house. I once helped a buyer get a house for 1.65 million that 3 months later was worth 1.8 million, and I helped another buyer get a house for 1.8 million that was worth 2.25 million 3 months later. (The above prices are all in US dollars. In addition to these, I’ve completed dozens of purchases where I cut a price down by thousands or even tens of thousands of dollars).
賣房同樣不負所託:
1. 市場下跌期間,在不熟悉的區域(Oakland)賣房。此棟2房2衛、位於高速公路旁的房屋,成交價比月餘前該地區幾間3房2衛、遠離高速公路的房屋價格還高。
2. 客戶舉家搬離美國,全權授予設計、監工、裝修、清理、房屋檢查、物流、擺設、談判議價責任,最後房屋成交價比該地區前後三個月相似物件都高。
3. 一棟3房2衛,1200多平方呎的房屋,成交價超出客戶預期,逼近該區域4房2衛或是1500平方呎以上的房屋,並打破該區域史上最高的Price Per Square Foot 紀錄。
1.) Once, in unfamiliar territory (Oakland), during a down market, I had to sell a 2-bed 2-bath located next to a highway. I sold that house for more than several 3-bed 2-baths in the same neighborhood had sold for just over a month before, and they were far from the highway!
2.) Another time I had a customer who was moving his family out of the States. He gave me complete responsibility for everything: from the interior design, renovation, supervising the contractors, cleaning the place up, the property inspection, logistics, and decoration, all the way through price negotiations. The final price I sold at was higher than that of any similar property sold in the neighborhood over the previous three months and the following three months.
3.) I sold a 3-bed 2-bath, 1200 square foot house at a price far beyond my customer’s expectations, selling for pretty close to the going price of 1500+ square foot, 4-bed 2-bath houses in the same area. That sale set the record for the highest price per square foot ever in that neighborhood.
