On closing day, our buyers walked into their "turnkey" beach home..
..and every TV was GONE.

Not one. Not two. Every single TV.

The home was being sold fully furnished as a vacation rental, and everyone assumed the TVs were included.
The contract simply said the home was "turnkey."
We thought that covered everything.
It didn't.

This was one of my very first real estate transactions, and it taught me a lesson I'll never forget.

One of the best lessons real estate has ever taught me is this: Never assume. If it matters, put it in writing.

Living and selling real estate in the Panhandle, we work with furnished vacation homes and investment properties all the time. One thing I've learned is that everyone has a different definition of "turnkey" or "fully furnished."

If there's something you expect to stay, don't assume it's included.

This was my very first multi-family property, and it stretched me in all the best ways. Between coordinating multiple tenants, working around schedules, navigating move-ins and move-outs, reviewing rent rolls, and managing all the moving pieces that come with an income-producing property, there were moments of excitement, moments of stress... and yes, maybe even a few tears along the way.
