Reminder: 2023 Nebraska Homestead Form now available

Sarpy County Assessor Dan Pittman is reminding property owners that the 2023 Nebraska Homestead Exemption Application is now available.

The form must be filed with the Sarpy County Assessor's Office between Feb. 2, 2023 and June 30, 2023. Find Form 458 here:https://revenue.nebraska.gov/sites/revenue.nebraska.gov/files/doc/pad/homestead/96-295-2023_fillable.pdf

The homestead exemption provides relief from property taxes by exempting all or a portion of the taxable value of the residence.

In Nebraska, a homestead exemption is available to the following groups of persons:
• Persons over the age of 65;
• Qualified disabled individuals; or
• Qualified disabled veterans and their widow(er)s.

Some categories are subject to household income limitations and residence valuation requirements. The income limitations are on a sliding scale.

Property owners who received a homestead exemption last year will receive a form in the mail from the Assessor this year. You must complete the form and return it to the Assessor’s Office. If you’re filing for the first time, you can request a form from the Assessor or from the Nebraska Department of Revenue.

Don’t do these 5 things during the home buying process! 👇

There’s nothing worse than having to tell a prospective home buyer that the purchase fell through in the 11th hour.

It’s downright heartbreaking! 💔

So, in an effort to save you a lot of heartache (and time …and money …) here are 5️⃣ things NOT to do when buying a home.

1. Don’t…buy a car 🚙

Taking on new debt (such as an auto loan) will lower your credit score since there won’t be any payment history associated with the purchase. This rule also applies to opening new lines of credit! So, until you close, just say “no!”

2. Don’t…change jobs

Mortgage lenders will verify your employment before they approve your loan, and they look for stability–*at least* 6 months of employment is preferred.

3. Don’t…miss bills

Paying your bills on time improves your credit score. If you can’t consistently pay your bills in a timely manner, consider waiting to buy a home.

4. Don’t…loan money 💴 (or cosign a loan)

It’s awesome that you want to help a friend or family member who has fallen on hard times, but if you’re in the market for a new home, wait until closing day to loan them a significant amount of money or cosigning a loan.

5. Don’t…ghost your realtor

Things can change really quickly during the home buying process, so stay in touch with your Realtor to ensure you don’t miss important information that could affect your purchase.

My last piece of advice? Hire a Realtor (and mortgage lender!) you can trust to help you through the process. So much goes into buying a home, so you shouldn’t go it alone!

Top interior Design Trends to Watch in 2023 👇👇👇

We may be 8 days into the New Year, and word on the street is these design trends are on their way IN!

1. Closed Floor Plans

Open concept living may no longer be the obvious favorite. It may be that people are starting to appreciate some of the benefits that a closed floor plan – with more walls and separation – can provide. Spending over a year locked down in our homes during the pandemic likely only strengthened the desire for more separation.

2. Nostalgia-Infused

Interior design can bring comfort and coziness, unlike most. It can also conjure a sense of nostalgia. In 2022 we saw a wave of Coastal Grandma wash over interior design. Similarly, the interior design and color trends of 2023 will play on nostalgia to conjure a pleasant, quaint air. Pastoral patterns and bucolic artwork are sure to add a poetic touch to interiors.

3. Bold Patterns and Colors
Expect to see a lot of bold color and pattern reminiscent of the 60’s and 70’s, and green in all shades as we continue to bring the outdoors in. I am especially fond of the more muted shades of green such as Sherwin-Williams’ Evergreen Fog!

4. 1980s Decor Inspiration
The 80’s are calling: they want their mauve gray geometrics back in fashion! That layer of decades found in the vintage store wants to be able to have a coordinating fabric rug or wallcovering.

5. Home libraries
People have been investing in home libraries for their families. They are starting to grasp that not everything has to be on a laptop, smartphone or tablet.

Here’s what to tackle this month:
❄️ Make a list of home projects you want to get done this year.
❄️ Pick a room to refresh (think: new paint colors, throw pillows, or anything else you can swap out).
❄️ Pack away the Christmas/holiday decorations.
❄️ Restock your home office with new supplies and accessories.
❄️ Clean out your pantry (it’s time to say goodbye to that Cream of Chicken soup that expired in 2018!).
❄️ Donate or consign clothing you haven’t worn in over a year.
❄️ Plan a winter or early spring getaway.
❄️ Buy fresh flowers for your home.
❄️ Wipe down kitchen cabinets and hardware.
❄️ Wash bedding, blankets and comforters.
