Spring is officially here, and with it comes the busiest season in real estate. If you’re a dog owner, you know that your furry friend is family—but in the eyes of a potential buyer, they can sometimes be a "complication."

Selling a home with a dog requires more than just a quick vacuum and a walk during showings. To get top dollar while keeping your pup’s stress levels low, you need a strategy that goes beyond the basics.

While everyone knows to hide the water bowl, here are three hidden factors that can make or break your spring sale:

🐾The "Nose-Blind" Reality & HVAC Filters: You might not smell your dog anymore, but buyers will. In the spring, damp weather can amplify "wet dog" smells.
Pro-tip: Don't just clean the carpets; change your HVAC filters. Dander and odors trapped in the vents will circulate the moment the AC or heat kicks on during an open house.

Once a year, pretend you’re selling your house. Take a picture of a room and ask yourself HONESTLY - how would it look as a listing photo online for everyone to see.

Walk through it like a buyer would and ask yourself a few honest questions.

✔ Would this home feel move in ready to a buyer
✔️ Are there certain pet smells (are you nose blind)
✔ Are there small maintenance issues I’ve been ignoring
✔ Are my closets and storage spaces overflowing
✔ Does the outside of my home make a great first impression

You don’t have to renovate your house every year.

But doing a quick annual “seller walk through” helps you stay ahead of repairs, keep clutter under control, and protect your home’s resale value.

The truth is the homes that sell the fastest and for the most money are rarely rushed. They’ve been quietly maintained and thoughtfully cared for over time.
