Georgia is a big state, and anyone who works across it knows the expectations and local practices can change quickly from market to market. That diversity is part of what makes Georgia strong.
As we move throughout the state—working in growing cities, established suburbs, and smaller communities—TCS Property Management has the privilege of partnering with hardworking landlords and supporting quality rental housing for thousands of residents.
That said, one trend continues to concern us.
In too many Georgia markets, tenants are being burdened with layers of administrative fees added on top of rent—fees that often have little connection to actual service. Some of these charges approach a meaningful portion of the management fee itself, which raises serious concerns about fairness and transparency.
Let’s be honest.
Georgia is a great state, but most people here are working hard to make ends meet. These homes are not luxury estates—they’re practical housing for working families. When residents are nickel-and-dimed outside of rent, everyone feels the impact.
