Rates eased up a bit (mainly on 30-year conventional loans), but that doesn’t automatically mean it’s time to buy. National headlines matter, but your budget matters more. Here around Metro Atlanta and Fayette County, the story is still the same: pricing and preparation make the difference. This is about staying informed, not rushing decisions.

Okay, let's talk about what the Federal Reserve actually did today—and what it does NOT mean.

WHAT HAPPENED:
The Fed lowered their benchmark interest rate by 0.25% to a range of 4.25-4.5%.

WHAT THIS IS:
The federal funds rate is what banks charge each other for overnight loans. It's NOT the same as mortgage rates, but it influences them over time.

WHAT IT MEANS:
The Fed is trying to balance two things: keeping people employed AND keeping prices from rising too fast.

They're seeing the job market cool down a bit, so they're easing up on rates
Inflation is still higher than their 2% target, but they're watching it closely

WHAT IT DOES NOT MEAN:
❌ Mortgage rates will drop tomorrow (they move independently based on bonds)
❌ Now is "the perfect time" to buy or sell
❌ Housing prices will suddenly change
❌ You should rush into any decision

THE REALITY:
This is one data point in a complex economy. The Fed makes these moves gradually. Real estate decisions should be based on YOUR situation—your finances, your timeline, your life goals—not headlines.

📉 Mortgage Rates Update October 6, 2025

Mortgage rates are slightly up again this week, with the 30-Year Fixed averaging 6.38% and the 15-Year Fixed at 5.90%, according to Mortgage News Daily.

While that might feel high, here’s the perspective:
✅ This time last year, 30-year rates were hovering closer to 7%–7.25%.
✅ Back in March 2025, rates were around 6.75%–7%.

So today’s rates are actually lower than much of the past year—and that means buying power quietly improved for anyone thinking about making a move before year’s end.

To put it in real terms:
🏠 A $375,000 home at 6.38% (not including taxes or insurance) = roughly $2,340/month

💳 Many 4-bed rentals around South Atlanta/Fayetteville run $2,200–$2,400/month

👉 So right now, owning is roughly the same as renting—except one builds wealth, the other builds your landlord’s.

✅ 30-year fixed rates are now averaging 6.29% (down from 6.45% just yesterday).
