New roof, new leak. Coincidence? I think not!

I made a point to point out that the point of the screw penetrated the 240-volt electric cable in the distribution panel. Pointing this out made my point that sharp pointed screws should never be used to fasten the dead front cover of the breaker box, because “dead” might apply to something or someone else. Do you get my point?

Mushrooms behind a toilet! Mushrooms need two things to grow. #1, moisture. #2, and #2. Well, I guess the toilet could supply both of those things.

I wasn't sure whether to recommend more duct tape or a good quality rachet strap where this beam was cracked. It was only holding up the rafters on the entire back side of the house, so I'm going with duct tape; lots and lots of duct tape!

When the homeowner could not light the oven (with an electronic ignitor), they shoved some paper in the broiler and lit it up! See, they have these things called "Owner's Manual" and "User Guide". Where do you think that they got the paper to try and light the pilot?

When you change your HVAC filter, it's VERY important that you write the date on it. That way, you know how very badly you screwed up when you see it later. This house changed hands at least four times since this filter was installed. I would think that someone would have caught it!

The only household appliance that I recommend having under a maintenance contract is the HVAC system. Note that this is not a “warranty”, but a semi-annual inspection and service of the heating and cooling equipment. Problems can exist, worsen and the system can fail in what seems sudden to you, but could have been caught and corrected with routine maintenance. This pan beneath the evaporator in the attic space was full of condensation. You can see from the color and volume that this was a long-term condition. There are float-switches available that will shut down the equipment before the water overflows the pan causing damage to insulation, ceiling and even structural members.
