Call your Realtor BEFORE you walk into the model home.

A lot of buyers don’t realize this.

When you walk into a builder’s model home, the sales rep can be incredibly helpful — but they work for the builder.

Your Realtor is there to help you.

That means helping you compare communities and builders, understand incentives, look at the numbers, ask questions you may not know to ask, and help you navigate the process from contract to closing.

And here's something even more important:

Some builders have specific rules about when your Realtor needs to be involved or registered with you. If you tour or register on your own first, it can sometimes affect your Realtor's ability to represent you later.

Every builder is different, so there's no reason to guess.

🏡 DID YOU KNOW?

The lowest mortgage rate doesn’t always mean the lowest-cost mortgage.

Sounds backwards, right?

A lender may offer you a lower interest rate, but getting that rate could mean paying thousands of dollars upfront in discount points or additional fees.

So before you automatically choose the lowest rate, ask:

👉 What’s my total cash to close?
👉 What’s my monthly payment?
👉 What’s the APR?
👉 How much am I paying in points and fees?
👉 How long will it take me to break even?

If you spend thousands today to save a little each month, it could take YEARS before you actually come out ahead.

And if you sell, move, or refinance before then? That “better rate” may not have been the better deal after all.

💡 Bottom line: Don’t just shop the rate. Compare the whole loan.

☕ **GOOD MORNING, NORTHWEST FLORIDA!**

Here’s your completely unnecessary but surprisingly useful real estate lesson for the day. 😂

🏡 **DID YOU KNOW…**

You do NOT need a 20% down payment to buy a house.

The Zestimate is NOT the same thing as an appraisal. Please don't fight me. 😂

That “small project” the seller did himself may become *your* small project every Saturday for the next 6 months.

And my personal favorite…

The house you almost bought will somehow become the house you compare EVERY other house to. Every. Single. Time.

But here's the part I actually care about:

Buying or selling a home is a BIG damn deal. It's where birthdays happen, dogs destroy furniture, kids grow up, Thanksgiving gets too loud, and memories get made.

I’m still building my real estate business, and every call, referral, share, tag, and “Hey Jeff, I know somebody looking…” means more to me than you probably realize.

So even if you're **6 months, a year, or two years away** from making a move, ask me questions.

I’d rather help you get ready now than meet you when you're already overwhelmed.

And if I don't know the answer?

I'll find somebody who does.
