Congratulations to my SELLER on their CLOSING‼️
This piece of land meant a lot me… it was my first listing in Florida, and that first listing didn’t come with a big pretty house that qualified buyers lined up for, it was a single wooded lot in an otherwise completed subdivision.

Selling land, especially small lots, comes with their own set of challenges… there are no VA loans or FHA loans with low or no down payments. You have to have 25-30% for raw land, but also have to keep the price high enough that banks will be above their minimum lending limits, or have the cash for the entire amount. No developer wants one single lot, so it takes time to find that right buyer.
With correct pricing and marketing, we did just that! In just under 3 months, we secured a buyer for this one remaining lot in a subdivision that had been all but completed YEARS prior!
