• 237 new listings
• 71 days on market
• Average price: $465,615
• Median price: $443,675

Box Elder County
• 67 closed sales
• 106 new listings
• 67 days on market
• Average price: $452,528
• Median price: $439,000

Rich County
• 10 closed sales
• 28 new listings
• 211 days on market
• Average price: $690,000
• Median price: $579,000

Weber County
• 329 closed sales
• 509 new listings
• 62 days on market
• Average price: $521,697
• Median price: $440,000

What You Should Know

Northern Utah’s market continues stabilizing as inventory gradually increases across several counties. Buyers are seeing more opportunities and slightly more negotiating power, while well-prepared and properly priced homes are still attracting strong activity.

Cache and Box Elder Counties remain relatively balanced with steady demand and moderate market times. Weber County continues showing strong transaction volume despite slight pricing adjustments year over year.
