Buying your first condo or townhouse in Sonoma County? The HOA deserves just as much attention as the home itself.
HOA dues can affect your monthly budget, but the amount of the fee doesn’t tell the whole story. It’s important to understand what those dues actually cover and what expenses you’ll still be responsible for as the homeowner.
A few other things I encourage first-time buyers to look at:
• HOA reserves: Has the association been setting aside money for future repairs such as roofs, roads, exterior maintenance or other shared areas?
• Special assessments: Are there any current assessments or major projects being discussed that could result in an additional cost to homeowners?
• Rules and restrictions: Check the HOA rules regarding pets, parking, rentals and exterior changes to make sure the community works for your lifestyle and future plans.
• Insurance: The HOA may have a master insurance policy, but you’ll still want to understand exactly what it covers and what individual coverage you may need.
• HOA documents: Budgets, reserve information, meeting minutes and governing documents can tell you a lot about the financial health of the association and what issues may be coming up.
And remember a lower HOA fee isn’t automatically better. One association may charge more because it covers expenses another association leaves to individual homeowners.
You don’t need to understand every HOA document before you start looking for your first home. Part of my job is helping you understand what you’re buying into and knowing which questions to ask along the way.
