2. THE SMELL
Buyers notice it the moment they step inside. Avoid heavy fragrances - they signal that something is being covered up. Clean, neutral, and fresh is always the right call.

3. LIGHTING

Here are 5 questions I always encourage my buyer clients to ask at every showing:

1. HOW LONG HAS THE HOME BEEN ON THE MARKET?
Days on market tells you a lot about demand, pricing, and negotiating leverage. A home that has been sitting deserves extra scrutiny.

2. HAVE THERE BEEN ANY PRICE REDUCTIONS?
Reductions can signal motivation or underlying issues. Either way, it is information you need.

3. WHAT IS INCLUDED IN THE SALE?
Appliances, fixtures, window treatments - assumptions lead to disappointment. Get clarity upfront.

4. WHEN WAS THE ROOF/HVAC/WATER HEATER LAST REPLACED?
Major systems are major expenses. Knowing their age helps you plan and negotiate accordingly.

5. WHY IS THE SELLER MOVING?
You may not always get a complete answer, but the response, and the way it is delivered - can tell you more than the words themselves.

Here's a plain-English breakdown of what happens after your offer is accepted:

UNDER CONTRACT
Your offer has been accepted and the home is off the open market. The clock is now ticking on inspections, financing, and due diligence.

INSPECTION PERIOD
A licensed home inspector reviews the property. Based on findings, you may negotiate repairs, credits, or - in some cases - walk away.

APPRAISAL
Your lender orders an independent appraisal to confirm the home is worth what you're paying. If it comes in low, there's negotiating to do.

CLEAR TO CLOSE
Your lender has approved your loan, all conditions are satisfied, and a closing date is confirmed. The finish line is in sight.

SETTLED / CLOSED
